Spring Creek is the answer for buyers who want Canmore without the maintenance. Seventy acres of former dairy farm and trailer park on the edge of downtown, redeveloped building by building since 2006 into a neighbourhood of named lodges, townhomes, a hotel and a seniors residence, all of it a flat walk from Main Street. If you are shopping Spring Creek condos, the thing to understand is that this is not one product. It is a dozen buildings with different ages, fees and, crucially, different rental rules.

What is Spring Creek in Canmore, and what condos does it hold?

The land was Frank Kernick's grandfather's dairy farm, established in 1927, later a trailer park and campground. Kernick bought it in 2002 and had a redevelopment plan approved in 2006. The master plan permits roughly 1,000 residential units plus 200 hotel rooms across 12 to 14 buildings at full build-out, which makes it the largest infill project in the town centre.

That gradual, building-at-a-time approach is why Spring Creek stock varies so much. A 2008 lodge and a 2023 lodge are different buildings with different reserve funds, different finishes and different fee structures, even though they share a street.

The Town approved a further 112-unit, three-to-four-storey apartment building at 1800 Spring Creek Gate, including six affordable units and one commercial unit, with the appeal period ending in August 2026.

Which Spring Creek buildings allow short-term rentals?

This is the single most expensive misunderstanding in the neighbourhood. Spring Creek is not uniformly short-term-rental friendly.

The Tamarack was built with the Town's Tourist Home permitted use, allowing owners to use units as a permanent residence or rent them nightly. Jack Pine Lodge does not permit short-term rentals. Others differ again. Two buildings a hundred metres apart can sit in opposite categories.

The developer's own August 2026 listings give two useful reference points: a one-bedroom, 885 sq ft suite at Mountain Lynx Lodge at $775,000, and a two-bedroom, two-bath plus den home of 1,320 sq ft at Grey Wolf Lodge at $1,179,000. Resale stock spans a wide band depending on building age, floor, outlook and rental status.

Condo fees, and what they actually buy

Fees here are not trivial, and they are not supposed to be. In a building with an elevator, underground parking, a hot tub or fitness room, snow clearance across a whole site and full exterior maintenance, the fee is doing genuine work. It is the reason lock-and-leave functions at all.

How Spring Creek compares to downtown and Three Sisters

Against downtown Canmore, Spring Creek trades a little more distance from Main Street for newer buildings, better parking and more predictable construction quality. Against Three Sisters, Spring Creek trades trail access and space for walkability. Three Sisters gives you more square footage for the money and better hiking out the door; Spring Creek means you can leave the car parked all weekend.

What this means if you're buying

Shortlist buildings, not the neighbourhood: Spring Creek condos are priced and governed lodge by lodge. Decide first whether you need nightly rental rights, because that single answer removes most of Spring Creek from your list. Then compare two or three specific lodges on fee, reserve fund, outlook and lobby traffic, and view them on the same day. If you are buying pre-construction in one of the newer lodges, have a lawyer read the purchase agreement and budget GST on top of the price. It applies to new construction and catches out plenty of first-time Canmore buyers.
