Who we are
Canmore Properties (canmoreproperties.ca) is an independent real estate information website (“we”, “us”) in partnership with Cory Hand, REALTOR®, of Grassroots Realty Group (the “Partner Brokerage”). We are not a real estate brokerage. Real estate services are provided by the Partner Brokerage and its licensees, who are regulated by the Real Estate Council of Alberta.
How this site is paid, and who is responsible for what
How we are paid. Canmore Properties is a marketing and information website. It does not charge you anything. When an enquiry made through this site leads to a completed transaction, Canmore Properties may receive a referral fee or marketing fee from Cory Hand or Grassroots Realty Group. That fee is paid out of the commission the brokerage earns on the transaction; it is never added to your price, and it does not change the commission you agree with the brokerage. You are never obliged to work with Cory, and you may use any REALTOR® you choose.
Who provides the real estate services. Canmore Properties is not a real estate brokerage, holds no listings, and gives no real estate, legal, tax or financial advice. All real estate services are provided by Cory Hand, REALTOR®, of Grassroots Realty Group, who is licensed by and regulated under the Real Estate Council of Alberta. Your relationship for those services, including any representation agreement, is with the brokerage and not with Canmore Properties.
Responsibility for this website. The guides, figures, calculators and opinions on this site are published by Canmore Properties alone. Cory Hand and Grassroots Realty Group do not write, review, approve or control this content, and are not responsible or liable for it, for any error or omission in it, or for any decision made in reliance on it. Equally, Canmore Properties is not responsible for the real estate services Cory or the brokerage provide, and neither party is the agent of the other. Nothing on this site creates an agency, partnership or joint venture between them.
What we collect
When you submit a form, book a call or request a calculator report, we collect the information you provide: name, email address, phone number, your buying or selling timeline and budget, and anything you write in a message. We also collect standard technical data (pages visited, device type, approximate location from your IP address) through analytics tools.
How we use it and who we share it with
Enquiries are shared with the Partner Brokerage so a licensed REALTOR® can respond to you. We use the information to answer your request, send the resources you asked for, and, only with your consent, send occasional market updates. We do not sell your information. Service providers that process data on our behalf (form handling, email delivery, analytics, hosting) may store it in Canada or the United States.
Consent and unsubscribing
Consistent with Canada’s Anti-Spam Legislation, we would send commercial email only with your express consent, and every such message would include an unsubscribe link, and you can withdraw consent at any time using the contact form.
Your rights
Under Alberta’s Personal Information Protection Act you may request access to, or correction of, the personal information we hold about you. Send the request through our contact form and we will respond within the statutory period.
Cookies and analytics
We use Google Analytics 4 to understand which pages are useful. It sets cookies (for example _ga) that identify your browser, not you by name, and Google processes that data on servers that may be outside Canada. You can block or clear cookies in your browser without affecting your ability to use the site, and the Google Analytics opt-out add-on stops the collection entirely.
Service providers
A small number of companies process data on our behalf, each only for the purpose named: Vercel hosts the site and keeps short-lived server logs that include IP addresses; Google Analytics (Google LLC) provides the analytics described above; Cloudflare Turnstile checks that a form submission comes from a person, and receives your IP address and browser signals to do so; Resend delivers your enquiry to us by email. These providers store data in the United States and elsewhere outside Canada, so your information may be subject to the laws of those jurisdictions. None of them may use it for their own purposes.
