About Canmore Properties
Canmore Properties is an independent, buyer-first guide to real estate in Canmore, Alberta. We publish the numbers, rules and trade-offs that a good local buyer’s agent would tell you on the first call, and then connect you with one.
Who runs it
The site is built and operated by Serenium AI, a Canadian digital studio. We are not a real estate brokerage and we do not provide real estate services. Nobody here will show you a house or write your offer. When you ask for representation, we introduce you to a licensed Alberta REALTOR® working in the Bow Valley, and we name them, and explain how we are paid, before they contact you.
How we make money
Plainly: a licensed Bow Valley brokerage pays a flat advertising fee to be featured on this site and to receive the enquiries it generates. That is an advertising arrangement, not a share of anyone’s commission, and it does not change what you pay or what a home costs. It does mean every guide here is written to make you a better-informed buyer, because informed buyers are the ones who end up working with a good agent.
We are not currently partnered with a brokerage. Until we are, enquiries come to Serenium AI and we answer them ourselves or point you to someone appropriate, with no fee attached.
Editorial standards
- Every price, tax rate and rule carries a date and a source. If we couldn’t verify something, it’s marked for verification rather than asserted.
- Market figures come from public portals, press reporting and, for the monthly report, board data supplied by the licensed brokerage we work with.
- Guides are written by our editorial team against primary sources: the Town of Canmore, RECA, CREA, Parks Canada, Alberta Land Titles, Statistics Canada. We update them when the rules change; the Livability Tax and tourist-home bylaw pages are checked each quarter.
- Where we could not confirm something from a primary source, we say so on the page rather than asserting it.
- We don’t publish reviews we haven’t seen at their source, and we don’t rank other agents.
What we don’t do
We don’t give legal, tax or mortgage advice, we tell you when you need a lawyer, an accountant or a licensed mortgage broker. We don’t display MLS® System listings unless our partner’s brokerage has licensed the feed. And we don’t sell your information to anyone other than the partner brokerage you asked to hear from (see the privacy policy).
