Canmore below the Three Sisters peaks, the mountain town where buying a house has its own rules
Short answerBuying a house in Canmore follows the standard Alberta process: pre-approval, offer with deposit, conditions, lawyer, possession, with three local checks added: the property's zoning class (tourist home or residential), its property-tax status (primary residence, non-primary, or tourist home), and, for condos, the reserve fund. Average sold prices were about $1.4 million in July 2026, and Alberta charges no land transfer tax.
Key takeaways
  • The process is Alberta-standard: pre-approval, written offer with a deposit held in trust, conditions (usually financing, inspection, condo documents), then lawyer, funds and possession.
  • Three checks are Canmore-specific and skipped by most out-of-town buyers: zoning class, property-tax class, and condo reserve fund.
  • Prices: average sold price about $1.4M in July 2026 (all types); across 2025 apartment condos averaged $814,000 and detached homes $2.15M, both up about 8%.
  • Alberta has no land transfer tax. Closing costs are mostly Land Titles fees, legal fees, inspection and RPR, typically under 1% of price.
  • Where you live matters: Albertans are exempt from the Livability Tax; non-Canadians are still barred from buying until at least January 1, 2027.

Buying a house in Canmore is, on paper, the same as buying anywhere in Alberta: pre-approval, an offer with a deposit, conditions, a lawyer, possession. What trips people up is everything that is not on paper, which properties can be rented nightly, who pays the new Livability Tax, why two identical condos can carry very different tax bills, and how thin inventory is in a mountain town an hour west of Calgary that sees fewer than 500 sales a year. This hub walks through the process end to end and points you to the detailed guide for each step.

How to buy a house in Canmore: the nine steps

The short version of how to buy a house in Canmore: know your financing, know your use, know the zoning, then move quickly when the right listing appears. The long version is the nine-step process; here is the skeleton.

  1. 1Decide the use before the budgetPrimary home, weekend place, long-term rental or nightly rental. Each one changes the down payment lenders want, the property-tax class you land in and which properties are even eligible. See the mortgage guide and the tourist-home zoning guide.
  2. 2Get a written pre-approvalA pre-approval letter is what lets you write a clean offer on a two-day-old listing. Tell the broker honestly how the home will be used; a pre-approval for a primary residence does not carry over to a short-term rental purchase.
  3. 3Choose neighbourhoods by sun, not just priceCanmore's south side loses winter sun early; the north benches keep it. Walkability, schools and tourist-home stock vary street by street. Start with the neighbourhoods hub.
  4. 4View: in person or by videoOut-of-town buyers routinely buy on a video walkthrough plus a later in-person visit during the condition period. What matters is that someone local walks the block at 3 p.m. in January.
  5. 5Write the offer with a depositAlberta uses a standard residential purchase contract. The deposit is held in trust by a brokerage. Typical conditions: financing, property inspection and, for condos, review of the condominium documents.
  6. 6Do the Canmore checks during conditionsConfirm the assessment class (roll number code), the zoning district in the Land Use Bylaw, the reserve fund study and bylaws for condos, and the Real Property Report with municipal compliance for houses.
  7. 7Remove conditions, instruct a lawyerYour Alberta lawyer searches title, prepares the transfer and mortgage for registration at Alberta Land Titles and produces the statement of adjustments, which prorates the year's property tax between you and the seller.
  8. 8Deliver funds and take possessionCash to close, down payment less deposit, plus closing costs, goes to your lawyer before the possession date. Keys are released once the seller's lawyer confirms funds.
  9. 9File the primary residence declarationEvery Canmore residential owner must declare by December 31 each year. If you take possession in October, you file for that year. Miss it and you are taxed at the higher rate.

What buying a house in Canmore costs in 2026

Prices depend heavily on property type, and the headline average is pulled around by a handful of large sales each month. The figures below are the ones we consider reliable enough to plan on; the market hub tracks them monthly.

Average sold price, all types
≈ $1.4M
July 2026, Zolo: up 34% on July 2025, skewed by a few large sales
Average detached home
$2.15M
2025 full year, +8% (canmorealberta.com)
Average condo
$814,000
2025 full year, +8% (canmorealberta.com)
Townhomes, 3-month average
≈ $1.15M
December 2025, Zolo

Volume is small. There were 483 residential sales in 2025, down from 504 in 2024. The second straight year of lower volume while prices rose (canmorealberta.com). In August 2026 the active inventory sat around 154–160 listings: roughly 33 houses, 59 condos and 61 townhouses (Realtor.ca / REW). That is the whole market, so a buyer with a narrow brief may wait months for a match.

Use the buyer cost calculator to turn a purchase price into cash-to-close and monthly carrying cost, including property tax and, where it applies, the Livability Tax. To settle is Canmore more expensive than Calgary, the comparison tool puts the same budget side by side in each market.

The three checks that make Canmore different

Most of the process of buying a house in Canmore is generic. These three checks are not, and they are the ones that produce the unhappy phone calls we hear about from people who bought without local advice.

CheckWhy it mattersWhere to verify
Zoning class: tourist home or residentialOnly tourist-home zoned units and visitor accommodation can be rented nightly. A residential condo advertised as "Airbnb-friendly" cannot be. Tourist homes also carry a higher tax rate and lenders want 25–35% down.Assessment roll number (code 21 = tourist home), the Town's interactive map, the Land Use Bylaw. See Canmore tourist-home zoning.
Property-tax classThe 2026 total rate is 0.457% of assessed value for a primary residence, 0.833% for a non-primary residence with no Alberta-resident owner, and 0.832% for a tourist home (Town of Canmore). Same condo, very different bill. The Town's tax-rates page and the Canmore property tax guide; the Livability Tax guide covers the exemption for Albertans.
Condo reserve fund and bylawsCanmore's condo stock skews to buildings with elevators, pools and mountain weather. An underfunded reserve fund means a special assessment is coming. Bylaws set pet, rental and age rules. The condominium documents, which the corporation must provide within 10 days of a written request. See the condo buying guide.

Deposits, conditions and possession in Alberta

There is no fixed deposit rule in Alberta; the amount is negotiated and the Real Estate Council of Alberta requires it to be held in trust under written terms. In Canmore, deposits large enough to signal seriousness matter more than in Calgary because sellers of scarce properties can afford to wait for a cleaner offer. Read how much deposit you need on a Canmore home for the norms.

Conditions typically run one to two weeks. Financing takes longest for tourist homes and second homes because fewer lenders play. Inspections in Canmore should include the building envelope and anything that faces weather: decks, roofs, stucco, and, for houses, the Real Property Report with a compliance stamp from the Town.

Possession dates are flexible and often 30–90 days out. Because the Town's primary residence declaration covers the calendar year, the possession date decides who files it for that year.

Buying property in Canmore from out of town

About 26% of Canmore homes are owned by people who do not live in them full-time (2021 Census, via CBC), and many of the rest were bought by people who moved here from Calgary, Ontario or B.C, remote purchases are normal here, and the mechanics: video tours, a local inspector, a lawyer who can arrange remote signing, are covered in the out-of-town buyers guide.

Where you live does change the numbers. Alberta residents are exempt from the Livability Tax regardless of how they use the home. Buyers from other provinces pay roughly 0.377% of assessed value a year extra on a home that is not their primary residence. Non-Canadians are prohibited from buying residential property in Canmore under the federal ban until at least January 1, 2027, with narrow exemptions, see the non-resident buyers guide.

Tools for Canmore buyers

The Canmore real estate calculators page has everything; these are the four buyers use most.

  • Buyer cost calculator: purchase price to cash-to-close, monthly cost and five-year holding cost, with Livability Tax and tourist-home tax applied where relevant.
  • Property tax calculator, assessed value by class to an annual and monthly bill.
  • Tourist-home ROI calculator: nightly rate, occupancy, management fees, tourist-home tax and financing to cash flow and break-even.
  • Canmore vs Calgary, what a Calgary budget buys here, by property type.

If you are looking for listings rather than guidance, start with homes for sale, condos for sale or tourist homes for sale, and compare areas in the neighbourhoods hub.

What this means if you're buying

Buying a house in Canmore rewards preparation, so decide how you will use it first: that decision sets your down payment, your tax class and which listings are even eligible. Get pre-approved before you start viewing, not after. During conditions, verify the three Canmore checks: zoning class, tax class, reserve fund, yourself or through someone local who does it every week, budget closing costs at under 1% of price and, if you live outside Alberta and will not live here, add about 0.377% of assessed value a year for the Livability Tax. Then be ready to move: the right property in this market is usually gone within days.

Frequently asked

How do I buy a house in Canmore?

Get pre-approved, decide your use (primary home, second home or rental) and location, then make a written offer with a deposit that the brokerage holds in trust. Typical conditions are financing, inspection and, for condos, a document review. Once conditions are removed, your lawyer registers the transfer at Alberta Land Titles and you take possession on the agreed date.

How much money do I need to buy a house in Canmore?

With an average sold price around $1.4 million in July 2026, a 20% down payment is roughly $280,000, plus closing costs that usually run under 1% of price because Alberta has no land transfer tax. Insured mortgages with as little as 5% down are available on primary residences priced up to $1.5 million; second homes and tourist homes need more.

Is it hard to buy a house in Canmore?

Inventory is the constraint, not the process. Only 483 residential sales closed in 2025, and around 154–160 homes were listed in August 2026. Buyers who arrive pre-approved, know which zoning and tax class they want, and can view on short notice do fine. Buyers who need three flights to decide tend to lose the good ones.

Do I need a Canmore realtor to buy here?

Legally, no. Practically, the local checks, tourist-home status, Livability Tax exposure, reserve-fund health, sun exposure by street, are where out-of-town buyers get hurt. In Alberta the seller's side usually pays the buyer's agent from the commission, so representation rarely costs the buyer anything directly.

What is the best time of year to buy in Canmore?

Search interest is flat year-round, but listings peak in spring and summer, so choice is widest from roughly April to September. Winter has fewer listings and fewer competing buyers. Because the primary residence declaration covers the calendar year, a possession date late in the year also matters for who files it.
