Moving to Canmore

The relocation checklist for moving to Canmore: housing and timing, Alberta Health Care and licence deadlines, schools, vehicles and winter gear, the December 31 declaration, and the local rhythms newcomers miss.

Updated August 27, 2026Canmore Properties editorial team7 min read
Short answerMoving to Canmore takes more planning than a move within a city because housing is scarce and winter arrives early. Secure a home first, then register for Alberta Health Care within three months of arriving (coverage starts the first day of the third month), exchange your driver’s licence and registration, enrol children with Canadian Rockies Public Schools or Our Lady of the Snows, fit winter tires by October, and file the Town’s primary-residence declaration by December 31.
Key takeaways
  • Housing first: rental vacancy is near zero and a two-bedroom averaged $2,446 a month in 2025, so line up a lease or a purchase before you give notice.
  • Alberta Health Care: apply within three months of establishing residency; coverage begins on the first day of the third month after you arrive (alberta.ca).
  • Every Canmore homeowner must file the Livability Tax primary-residence declaration by December 31, including in the year you take possession.
  • Winter arrives in October and stays until April: winter tires, a block-heater cord and a snow shovel are the first purchases, not the last.
  • Register with the schools early: Elizabeth Rummel (K–4), Lawrence Grassi (5–8), Canmore Collegiate (9–12) or Our Lady of the Snows (K–12), especially for French immersion.

Moving to Canmore is a different exercise from moving across a city. Housing is scarce enough that the home decides the timing, not the other way round; winter starts in October and punishes unprepared houses and cars; and there are a handful of Alberta and Town deadlines: health care, driver’s licence, the December 31 residency declaration. That carry real costs if you miss them. This is the relocation checklist we give people who are moving to Canmore full-time, in the order the tasks actually need to happen, with the local details that a generic moving list leaves out.

Before you commit to moving to Canmore: three questions

Answer these before you give notice anywhere. First, can the budget carry Canmore housing. A two-bedroom rental averaged $2,446 a month in 2025 (Alberta Regional Dashboard) and the median home sale was $1,084,950 in July 2026 (Wahi)? The cost of living guide has the full budget. Second, where is the income: local, remote, or a Calgary commute of about 105 km each way? Third, which side of the valley, because winter sun, walkability and the highway matter far more to a resident than to a visitor. The neighbourhood guide compares every area on those points.

The relocation checklist

  1. 1Three to six months out: secure the homeVacancy is near zero, so start the rental search or the purchase first, buyers: get pre-approved, read the out-of-town buyer guide, and plan viewings around a weekday visit. Renters: have references, proof of income and a deposit ready; look at Exshaw, Harvie Heights and Dead Man’s Flats as fallbacks.
  2. 2Two to three months out: schools and childcareContact Canadian Rockies Public Schools (Elizabeth Rummel K–4, Lawrence Grassi 5–8, Canmore Collegiate 9–12) or Our Lady of the Snows Catholic Academy (K–12). French immersion starts at kindergarten or grade 1 and places fill. Join licensed childcare waitlists now, not on arrival.
  3. 3Six weeks out: book movers and the truckMovers into the Bow Valley are busy from May to September. Confirm access. Many condo buildings restrict move-in hours and elevator bookings, and check whether your building has a loading zone. Measure the stairs if you are moving into an older Teepee Town or Lions Park home.
  4. 4Two weeks out: utilities and servicesSet up electricity and natural gas with a retailer, and open a Town of Canmore utility account for water, wastewater and waste. Book internet. Most of town has fibre, but confirm for the specific address. Arrange home insurance; ask about wildfire and overland-flood coverage, and about short-term-rental exclusions if the building is tourist-home zoned.
  5. 5Moving week: possession and keysFor buyers, the lawyer releases keys on the possession date once funds have transferred; a noon possession is typical in Alberta. Do a walkthrough against the contract, photograph meter readings, and locate the water shut-off and furnace filter before the boxes arrive.
  6. 6First two weeks: health care and drivingApply for Alberta Health Care within three months of arriving; interprovincial movers are covered from the first day of the third month after establishing residency (alberta.ca). Exchange your driver’s licence and vehicle registration at the Canmore registry within 90 days of moving, the deadline Alberta sets for both, and switch to Alberta auto insurance.
  7. 7First month: the local set-upRegister at the library and the recreation centre, get a bear-proof waste bin if your home does not have one and learn the collection schedule, put winter tires on by mid-October, buy a block-heater cord and a real shovel, and find a family doctor accepting patients, expect a wait.
  8. 8By December 31: the declarationFile the Town’s primary-residence declaration for the Livability Tax Program. If you bought this year, the declaration is yours even if the seller lived there for most of it. Miss it and the property is taxed at the higher rate with no right to appeal the assessment.

Health care: Canmore General and the three-month rule

Canmore General Hospital at 1100 Hospital Place offers 24-hour emergency services, inpatient surgery, CT, X-ray, ultrasound, endoscopy and the Bow Valley Community Cancer Centre (AHS). AHS lists no obstetrics or birthing service at the hospital, so babies are delivered in Calgary, though gynaecological surgery, lactation support and newborn hearing screening are provided locally. Specialist care generally means Calgary as well. The administrative step that trips people up is the Alberta Health Care Insurance Plan: you must apply within three months of establishing residency, and if you are coming from another province your coverage starts on the first day of the third month after you arrive, your previous province bridges the gap, so keep that card (alberta.ca). Apply at a registry office with identity and proof of Alberta address.

Schools

Canadian Rockies Public Schools runs Elizabeth Rummel School (kindergarten to grade 4, about 335 students, English and French immersion), Lawrence Grassi Middle School (grades 5–8) and Canmore Collegiate High School (grades 9–12, about 600 students). Our Lady of the Snows Catholic Academy is the Christ the Redeemer Catholic Schools K–12 option. French immersion runs from kindergarten to grade 10 in the public system, with entry at kindergarten or grade 1. Contact the school directly with the child’s previous records; the schools guide has locations, programs and what to ask.

Vehicles, winter and the highway

Canmore sits at about 1,300 m in a valley whose climate station averages −8.5°C in January, 184 cm of snow a year and about 23 days below −20°C (Banff CS, 1991–2020 normals). Winter tires are not legally required in Alberta but are, in practice, non-negotiable from October to April, and a block heater matters on the coldest nights. The Trans-Canada to Calgary closes several times a winter for crashes; leave margin and check Alberta 511 before you go. Inside town, Roam’s local routes 5C, 5T and 12 are free, and much of the town is walkable or bikeable in summer. Parking is a real constraint in downtown condos, confirm the stall count before you buy or rent.

Living with wildlife

Bears, elk, cougars and wolves use the same valley you do. The Town requires bear-resistant waste bins, prohibits bird feeders in summer, and closes trails during elk calving and rutting seasons. Dogs are on leash on most trails, and off-leash areas are designated. None of this is exotic once you are used to it, but newcomers do get fined for garbage left out overnight, and the first elk in the schoolyard is a surprise.

The rhythms newcomers miss

Summer weekends mean full trailheads and gridlock on Main Street from June to September; locals go early or go midweek, shoulder seasons: late October to mid-December, and April to mid-May, are quiet, and some restaurants close for a couple of weeks. The town’s social life runs through clubs and volunteering: the Nordic ski club, trail-running and mountain-bike groups, the Folk Festival, the Highland Games, the search-and-rescue and hospital foundations. People who join something in their first month settle in fastest; people who wait for the town to come to them find it does not.

Moving from out of province

If you are coming from Ontario, B.C, or further, add two items: sell or rent out the current home with the Canmore timeline in mind, since a bridging period is common, and understand the tax position. Alberta residents are exempt from the Livability Tax, so once your primary residence and driver’s licence are here, you are treated as a local. The out-of-town buyer guide and the Ontario relocation post cover remote viewings, deposits and lawyers.

What this means if you’re buying

Sequence the purchase around the deadlines, not the reverse. Aim for a possession date that gives you a few clear weeks before the first cold snap, register for health care and exchange your licence in the first fortnight, and diarise December 31 for the declaration. Choose the home for the full-time life: winter sun, walkability, parking, a furnace you understand, rather than for the summer weekend you fell for, and run the numbers through the buyer cost calculator before you write. The rest of the town is easy to settle into.

Frequently asked

How do I register for health care when I move to Canmore?

Apply for the Alberta Health Care Insurance Plan within three months of establishing residency. For people moving from another province, coverage begins on the first day of the third month after you arrive, and your previous province usually covers you until then. Applications go through a registry office; you will need proof of identity and Alberta residency (alberta.ca).

How long do I have to change my driver’s licence in Alberta?

Within 90 days. Alberta requires new residents to exchange a licence from another province or territory within 90 days of moving, and that clock runs even if you travel outside Alberta during it; you surrender the old licence to the registry agent. Vehicle registration carries the same 90-day deadline (alberta.ca). Both are done at a registry office, and Canmore has one in town. Insurance must be switched to an Alberta policy at the same time.

What should I know about the Livability Tax when I move to Canmore?

Every residential property owner files a primary-residence declaration with the Town by December 31 each year. If you buy and move in as your full-time home, you declare it as your primary residence and pay the normal residential rate. If you take possession late in the year, the declaration for that year is yours to file, not the seller’s. Missing it means the higher rate and losing the right to appeal your assessment.

Is it hard to find a rental in Canmore?

Yes. Vacancy is close to zero, average two-bedroom rents were $2,446 in 2025 and rising about 8% a year, and much of the stock is suites and condos owned by individuals. Start looking two to three months ahead, be ready with references and a deposit, and consider Exshaw, Dead Man’s Flats or Harvie Heights if you need to be nearby fast.

When is the best time of year to move to Canmore?

Late spring or September. Roads are clear, movers are available, and you have a few months to sort out tires, heating and the house before the first cold snap. Moving in January is possible but adds risk on the Trans-Canada and a steep learning curve on a home you have never heated. Rentals turn over most in spring and at the end of the summer season.

What is different about daily life in Canmore that newcomers miss?

Wildlife rules: bear-proof bins, no bird feeders in summer, dogs on leash on most trails; summer traffic and full trailheads on weekends; the Calgary drive for specialist appointments, Costco and the airport; heating bills in January; and how much life happens outdoors, in every season. Newcomers who join a club, a team or a volunteer group settle in fastest.
