Short answerThree Sisters is Canmore’s largest neighbourhood, at the southeast end of town on the shady side of the valley. It mixes one- to three-bedroom apartment and townhouse condos with large detached homes around the Stewart Creek golf course, and it is the only established area still adding new supply, Logel Homes’ Altitude and the 700–1,075-unit first phase of Three Sisters Village. Where Three Sisters is and what it feels like

Three Sisters is the southeast end of Canmore, strung along Three Sisters Parkway between the Bow River and the base of the peaks it is named for. It is a master-planned area rather than an organic one: the Stewart Creek Golf & Country Club (opened 2000, designed by Gary Browning) sits in the middle, with condo buildings on the lower ground near the highway and detached streets climbing toward the forest above.

The developer, Three Sisters Mountain Village, describes it as three neighbourhoods: the established Stewart Creek area (over 65 hectares), Three Sisters Village (the planned resort-village centre, first residential phase launched 2025) and Smith Creek (later). Who lives here is unusually mixed: full-time families drawn by the two K–12 schools, Calgary weekenders in the condos, golfers and view buyers above the course, and investors in the tourist-home units.

Sun exposure and winter on the south side

Three Sisters is on the shady side of the valley. The peaks rise directly behind it, so the low winter sun drops behind the ridge earlier in the afternoon than across the valley in Silvertip or Eagle Terrace. Lower streets near the river stay open longer; homes against the forest lose light first, and snow lingers on north-facing driveways. Three Sisters Creek also runs through the neighbourhood: the Town rehabilitated its lower reach in 2018, finished the mitigation structure's design in 2025 and plans construction from late summer 2026. Check the steep-creek hazard layer for any address on the Town's map.

Short-term rentals and tourist-home status in Three Sisters

Some Three Sisters buildings are zoned Tourist Home and can be rented nightly with a business licence; most are residential and cannot. Since 11 March 2025 no new tourist homes can be created, so existing units are the whole supply. They trade at a premium and are taxed at the non-residential rate. Check the specific unit on the Town's map and read the tourist-home zoning guide before relying on rental income. The Highline trail runs along the bench above toward Quarry Lake, and the Three Sisters Sports Complex has a field and ball diamond. Until the Gateway commercial hub beside Altitude opens, groceries mean a drive to the town centre.

Peaks of Grassi Canmore, just west on the same side of the valley, is almost entirely detached homes and duplexes with no condo entry point, generally below Three Sisters' detached prices and closer to Quarry Lake and the Nordic Centre. Three Sisters Village is the same land a few years from now: pre-construction pricing, rentals, tourist homes and a village centre, with the uncertainty of buying what is not yet built. Existing Three Sisters real estate is the middle path: built, priced, and about to get neighbours.

For families and trail users, yes: it has two K–12 schools, the Three Sisters Sports Complex, the Stewart Creek golf course and direct access to the West Bow River Pathway and the Highline. The trade-offs are distance from Main Street. You drive or take Roam Route 5T, and less winter afternoon sun than the north side of the valley.

Can you Airbnb a condo in Three Sisters?

Most residents drive; the free Roam Route 5T bus runs between Three Sisters and the town centre, and the paved West Bow River Pathway connects the neighbourhood to the Canmore boat launch over 5.5 km one way.

Are there schools in Three Sisters?

Yes. Our Lady of the Snows Catholic Academy (K–12) and École Notre-Dame des Monts, the francophone K–12 school, share a site at 3100 Stewart Creek Drive. Public elementary students attend Elizabeth Rummel School in Cougar Creek, Lawrence Grassi Middle School on 7th Avenue and Canmore Collegiate on 8th Avenue.
