How the numbers work

Why is there no land transfer tax in the closing costs?

Alberta does not charge a land transfer tax. Buyers pay Land Titles registration fees on the transfer and on the mortgage instead, which are far smaller, typically a few hundred to a couple of thousand dollars on a Canmore purchase. The calculator includes both.

When does the Livability Tax get added?

When you say the home will not be your primary residence and you do not live in Alberta. Provincial legislation exempts properties with any Alberta-resident owner. The difference is 0.377% of assessed value. Tourist homes are in their own tax class and are shown at that rate instead.

Why is the tourist-home tax so much higher?

Tourist homes pay the non-residential municipal rate while keeping the residential education rate. All in, that is 0.832% of assessed value in 2026 against 0.457% for a primary residence, about 1.8 times as much, and it applies whether or not you rent the unit nightly.

Does the mortgage payment include default insurance?

If you tick primary residence and put down less than 20%, the calculator adds a CMHC-style premium to the loan, as lenders do. Second homes and short-term rentals generally need 20–35% down and are not insured.

How accurate are the property tax figures?

They use the Town of Canmore’s 2026 Rate of Taxation Bylaw rates: 0.457% for a primary residence, 0.833% for a non-primary residence, 0.832% for a tourist home. Council re-sets rates each May. Assessed value also lags market value, so a new purchase is often assessed below the price paid.
