Eagle Terrace Canmore is the answer to a specific request: a view of the Three Sisters from the kitchen, sun on the deck in February, and a lot bigger than the valley floor allows, without Silvertip's price tag. It is a hillside of larger detached homes above Cougar Creek on the north side of the valley. Where Eagle Terrace sits in Canmore and what it feels like
Eagle Terrace climbs the lower slope of Mount Lady Macdonald, above the Cougar Creek neighbourhood and Benchlands, reached from Benchlands Trail after it crosses over the Trans-Canada. The Town of Canmore approved the Eagle Terrace Area Structure Plan on 22 October 1996 under Bylaw 24-96, covering 67 hectares (165.5 acres) north of the Trans-Canada in the Cougar Creek district, so the neighbourhood was built out from the late 1990s onward, with newer custom builds filling in the last lots. Many properties back onto forest reserve or trail.
The feel is quieter and more spread out than the grid below: curving streets, homes stepped up the slope so each gets its own line of sight, and the Three Sisters, Ha Ling and Rundle laid out across the valley. Eagle Terrace Field, one of the Town's newest sport fields, is the gathering point. The residents are view buyers first: full-time professionals, retirees and Calgary second-home owners, plus families with a car and children who can handle a hill. Almost no investors, since nothing here can be rented nightly.

Sun exposure and winter on the sunny side
Eagle Terrace is on the sunny side of the valley and faces south, so it keeps the low winter sun through the middle of the day while the neighbourhoods under Rundle and Lawrence Grassi are in shadow by mid-afternoon. That means decks that are usable in the shoulder seasons, passive solar gain through south-facing windows and ice that clears faster on the south-facing driveways. Short-term rentals: residential only
Eagle Terrace is zoned residential throughout. Nightly rental is not permitted, the Town fines illegal short-term rentals from $2,500, and there are no tourist-home buildings in the neighbourhood. Long-term rental is allowed, and a full-time tenant keeps the property out of the Livability Tax. The Benchlands mountain-bike skills park and the Cougar Creek trailhead are at the foot of the hill, and hiking routes toward Lady Macdonald start above the neighbourhood. There is no shop on the hill; groceries and Main Street are a drive across the highway, and the free Roam Route 5C serves Cougar Creek below.
Who Eagle Terrace suits, and how it compares
It suits buyers who want the view and the sun and are happy to drive for everything else, including the school run. It does not suit anyone who wants to walk to Main Street, a lock-and-leave condo, a flat driveway, or nightly-rental income.
Silvertip Canmore, the next hillside west, is the same aspect at estate scale: bigger lots, a golf course, a resort master plan, prices mostly $2M–$6M+ and the one place where residential districts still permit tourist homes. Benchlands, directly below, shares the sun at lower elevation, with more townhomes and 1990s homes, mid to upper-mid pricing and the quickest run to the Calgary highway in town. Eagle Terrace is the view neighbourhood between them.
What this means if you're buying
If the brief is a view, sun and space in Canmore at less than Silvertip money, Eagle Terrace is where to look, then let the winter details decide between lots. Walk the driveway, check which way the deck faces, look at what the forest reserve above allows, and price the carrying costs of a larger home through the buyer cost calculator. Compare against Benchlands for the same sun at a lower price and Silvertip for the same sun with more land.
