Canmore real estate market update: a balanced summer, not a hot one
The Canmore housing market spent July 2026 doing roughly what it did through spring: steady sales, prices that are firm on paper and negotiable in practice, and more listings than buyers had to choose from in 2023 or 2024. Forty-six sales in the month is a normal July for a town that records about 480 sales a year. The median sale of $1,084,950 sits where a newer townhome or a two-bedroom condo in a good building trades, which is exactly the middle of this market.
Wahi labels every segment a "seller’s market" on its sales-to-listings ratio. A local REALTOR®’s read is more cautious: sellers are getting their number when they price on recent comparables, and sitting for months when they price on 2022. Read the year-over-year column with care. Twelve detached sales against twelve the year before is not a trend; one Silvertip estate in either month flips the sign. The full-year picture is steadier: 2025 averages were $2.15M detached, $1.15M townhouse and $814,000 apartment, each up about 8% on 2024 (canmorealberta.com). Against those, July 2026 medians look flat for detached and townhomes and slightly firm for condos.
Where the action is: townhomes moved fastest at 49 days and are the segment with the fewest stale listings. Condos are the slowest at 85 days, partly because "condo" in Canmore includes tourist homes and hotel condos whose sellers are still adjusting to the post-March-2025 world. Detached homes under $1.6M in Cougar Creek and Peaks of Grassi remain scarce; detached above $2.5M is where the choice is.
Inventory and new listings
Active listings were 133 at the end of July 2026 on Wahi’s count, down from 159 in July 2025; REW and Realtor.ca show about 160 in August, split roughly 33 houses, 59 condos and 61 townhomes. New listings were 62 in July, about 12.7% fewer than a year earlier. Fewer new listings against steady sales is how inventory tightens, so the "buyer’s window" that opened in early 2026 is not widening, but it has not closed either. The 2025 average of 129 active listings was about a quarter of the 2010 level (canmorealberta.com), which is the long-run context: Canmore is a thin market even when it feels well stocked. That thinness is why a single Canmore real estate market update should never be read on its own.
Rates, policy and the calendar
Rates. The Bank of Canada held its policy rate at 2.25% on 15 July 2026, its sixth consecutive hold, citing 3.2% inflation in May driven by fuel prices and an economy resuming growth. It expects inflation back near 2% in early 2027 and is "prepared to adjust" either way. Livability Tax. The 2026 tax year is the first with the higher rate on non-primary residences, and provincial legislation exempts any property with an Alberta-resident owner on title. Tourist-home conversions. Owners converting Tourist Home to Residential pay no fee until 31 December 2026; the conversion is permanent. Expect some conversions to hit the residential condo market before year-end.
Foreign-buyer ban. The federal prohibition expires 1 January 2027. As of July 2026 Ottawa had tabled neither an extension nor a replacement, and the housing minister has signalled interest in an Australian-style model with exemptions for new builds (BLG). Is fall a good time to buy in Canmore?
Usually, yes. Listings peak in spring and summer while search interest is flat year-round, so by September the sellers still on the market are the ones who did not get their price. Days on market lengthen, conditional offers get accepted more often, and you can close before ski season. The trade-off is fewer new listings to choose from.
What is the difference between board data and portal estimates?
Board data are the actual sold prices, days on market and sold-to-list ratios recorded in the MLS® System, which a local REALTOR® can access. Portal figures from Zolo, Wahi, HouseSigma and HonestDoor are computed from listing feeds and sometimes from modelled values. They usually agree on direction and disagree on the exact number, which is why we label each.
