How the numbers work
How is Canmore property tax calculated?
Assessed value multiplied by the tax rate for the property’s class. Each rate combines the municipal rate, the provincial education requisition, the seniors housing requisition and the Town’s Vital Homes levy, 0.457% in total for a primary residence in 2026. Council sets rates each May and notices arrive late May, with payment due at the end of June.
What is the Livability Tax add-on?
A higher municipal rate applied from 2026 to homes that are not a primary residence, unless any owner on title is an Alberta resident. The non-primary rate is 0.833% of assessed value against 0.457% for a primary residence, a difference of 0.377%. Owners must file a primary-residence declaration by December 31.
Why is a tourist home taxed so much more?
Tourist homes, properties zoned for nightly rental, pay the non-residential municipal rate while keeping the residential education rate: 0.832% of assessed value all in, against 0.457% for a primary residence. It applies whether or not the unit is actually rented.
Is assessed value the same as what I paid?
Usually not. The Town assesses as of July 1 of the previous year and mails notices in the new year. A recent purchase is often assessed below the purchase price, and you can file a complaint within the window printed on the notice if you think it is wrong.
