Two things to notice. First, the detached market effectively starts at $1.3 million; a Canmore house for sale under $1 million on the open market is a 1970s original that needs everything, and it will have competition. Second, the middle of the market is townhomes and half-duplexes, which is where most families with a $1 million budget end up. Condos carry the entry level.
Canmore neighbourhoods by house type
Canmore is small. You can drive end to end in fifteen minutes, but the neighbourhoods are distinct, and the biggest difference is not price. It is sun. The south side of the valley, beneath Ha Ling and the Lawrence Grassi range, loses direct sun for weeks in midwinter; the north side (Silvertip, Eagle Terrace, Benchlands, Cougar Creek) keeps it.

Houses for sale in Canmore: what to check before you offer
Three checks matter on houses for sale in Canmore, and buyers arriving from Calgary or further afield routinely miss them.
Land-use designation. Almost every house in Canmore is zoned Residential, which means it cannot be rented nightly under any circumstances. A small number of properties are zoned Tourist Home, which allows nightly rental but is taxed at 0.832% of assessed value in 2026 instead of 0.457% (Town of Canmore rate table). The Livability Tax. If you live outside Alberta and the home will not be anyone’s primary residence for at least 183 days a year, the Town charges the non-primary residential rate, 0.833% in 2026 versus 0.457%, roughly $4,500 a year extra on a $1.2M house. Ground and hazard conditions. Parts of Three Sisters sit over historic coal workings; development there is governed by the Canmore Undermining Review Regulation and the engineering reports are registered on title. Several creeks were re-engineered after the 2013 flood. Neither is a reason not to buy. Both are reasons to read the title and the disclosure documents rather than the listing photos.
How to buy a house in Canmore
The Alberta process is quick by Canadian standards: no land transfer tax, a simple deposit convention, and a lawyer-run closing that can be signed remotely. The sequence:

Is Canmore cheaper than Calgary?
No, and it is not close. A detached home in Canmore costs roughly double its Calgary equivalent, and condos and townhomes carry a similar premium. The reasons are structural: the town is hemmed in by mountains and wildlife corridors, Banff’s need-to-reside rule sends park demand east, and second-home buyers compete with residents for a fixed stock.
