If you have searched for Canmore home sales and found a wall of "estimated value" badges and listings marked "sold" with no price, you have run into the Alberta problem. Sold prices here are not openly published the way they now are in Ontario or British Columbia, so most of what you see online is inference. How sold prices work in Alberta

Sold prices in Alberta are recorded in two places, and neither is a public website. The first is the MLS® System operated by the local real estate board, which logs the final price, closing date, days on market and the conditions of every brokered sale. Licensed REALTORS® can search it; the public cannot. The second is the land title. When a property transfers, the new title records the consideration paid, and anyone can order a copy from Alberta Land Titles for a fee, CBC put a full title at about $10 online in its guide to looking up sale prices. The province’s SPIN2 mapping system shows a limited amount of title information free, but it is slow and not designed for browsing.

That is different from Ontario, where a 2018 Competition Tribunal decision forced the Toronto board to let portals display sold data, and from B.C., where the assessment authority publishes recent sales. Alberta has no equivalent, which is why HouseSigma, Zolo, Wahi and HonestDoor can show medians and trends for Canmore but only partial, and sometimes modelled, individual sale prices.

Sold-to-list ratios: how much below asking

Canmore sellers hold their price better than the days-on-market figure suggests. In July 2026 the median sale closed about $9,987 below asking (Wahi), roughly 1% on a $1M home. Zolo puts the town’s selling-to-listing price ratio at 97.8% (accessed August 2026), with homes selling in roughly 47–68 days depending on the source and period.

The average hides a split. Townhomes priced on recent comparables routinely sell at or within 1% of list inside a month. Where the bigger discounts happen is at the two ends: tourist-home condos whose owners bought at 2022 prices and are now facing non-residential tax and a fixed zoning stock, and estate homes above $3M, where the buyer pool is thin and a 5–10% reduction from an ambitious list price is normal. The gap between list price and sale price tells you which kind of listing you are looking at, which is exactly why you want the real number.

The most expensive homes sold in Canmore

The town record is $7.5 million for a six-bedroom detached home on about half an acre at 147 Cairns Landing in Three Sisters, sold against a $7,988,000 list price, roughly $959 per square foot (Rocky Mountain Outlook). It sold in April 2024, replacing the $6.2 million sale of a four-bedroom home at 113 Spring Creek Lane in December 2023, which had been listed at $6.7 million (The Globe and Mail).
