Stewart Creek Canmore is the golf-course sub-area of Three Sisters: the streets, what homes cost, the nightly-rental rule, schools and drive times.

Short answerStewart Creek Canmore is two things. It is an 18-hole Gary Browning golf course that opened in 2000, and it is the established residential sub-area of Three Sisters Mountain Village around it, over 65 hectares on Stewart Creek Drive, Rise, Landing, Close and Way. The homes are residential only: since 11 March 2025 Tourist Home is no longer a permitted use in Canmore's established residential districts.

Stewart Creek Canmore is a golf course and an address, and almost everything written about it covers only the golf course. So, the golf first: 18 holes, par 71, 7,009 yards from the black tees, a course rating of 74.2 and a slope of 142, designed by Gary Browning and opened in 2000. Now the part nobody publishes. The neighbourhood wrapped around those fairways is over 65 hectares of Three Sisters Mountain Village, five named streets, one hard zoning restriction and a covenant on every title. Where Stewart Creek Canmore is and what the name actually covers

Stewart Creek is the southeast end of Canmore, on the benched ground above Three Sisters Parkway. The developer, Three Sisters Mountain Village, divides its lands into three neighbourhoods: Stewart Creek, described as an established community of over sixty-five hectares with parks, playgrounds and multi-use trails; Three Sisters Village, the emerging resort village centre; and Smith Creek, which comes later. Stewart Creek is the built one.

That matters because the name does three jobs at once. It is a creek, it is a golf club, and it is the residential sub-area a buyer is actually shopping in. The golf course and the neighbourhood are two different things

Confusing them is the single most expensive mistake made in Stewart Creek Canmore. The club is a seasonal, semi-private operation with a clubhouse, dining, a golf shop, a simulator and a practice facility, and it books public tee times online. It is a business you can visit. The neighbourhood is a set of titled residential parcels that happen to surround it, governed by the Town of Canmore's Land Use Bylaw, not by the club.

You do not need a membership to own a home. Equally, owning a home buys you no standing tee time. The two are contractually unconnected.

The club's own booking calendar is worth knowing before you price the lifestyle, because it is the number most golf write-ups leave out. The 2026 tee sheet opened on 1 March, and rates climb through an early season, a mid season, a prime July and August, then a late season until the course closes for winter. Posted 18-hole green fees run from roughly $120 to $325 depending on the day and the date, with a power cart, the driving range and the practice facility included, and the club discounts advance bookings. Membership is sold separately and the club does not post its rates publicly. Budget the golf as an annual choice, not as a cost of the address.

What you can buy in Stewart Creek: streets, property types and price tiers

Five streets carry the Stewart Creek Canmore name. OpenStreetMap's current Canmore data shows Stewart Creek Drive as the spine, with Stewart Creek Rise, Stewart Creek Landing, Stewart Creek Close and Stewart Creek Way branching from it. Drive runs the length of the bench and carries the school site; the Rise, Landing, Close and Way are shorter residential legs, which is where most of the detached stock sits.

Those four averages are 2025 year-end Canmore sold averages across 483 residential sales, not Stewart Creek figures. Treat them as the floor to argue up from, because a golf-frontage lot on the bench is not an average anything. Stewart Creek homes for sale are a thin, lumpy supply rather than a steady shelf of stock. This is a built-out bench of a few hundred titles, so the detached and duplex listings that come up here arrive in ones and twos and the golf-frontage ones are rarer still. Can you run a nightly rental in Stewart Creek? The 11 March 2025 rule

Not on a new approval, and this is the sentence the golf pages never write. Since 11 March 2025, Tourist Home is no longer a permitted use in Canmore's established residential districts. It remains permitted only in Silvertip's STR-1 and STR-2 districts and on the Three Sisters Village parcels identified in that Area Structure Plan. Stewart Creek is an established residential area, so for anything you buy and then apply on, a home here is a home, not an income unit.

There is one carve-out and it matters at parcel level. The March 2025 change removed the use going forward; it did not extinguish approvals already granted, so a tourist home that held the status before that date keeps it. That is why the question is never "can you rent nightly in Stewart Creek" but "what does this title and this land use district say". Conversion the other way, from tourist home to residential, is one-way and fee-free to 31 December 2026.

The Town's own accommodation-types page draws the line between a Visitor Accommodation building, a Tourist Home dwelling and a residential dwelling unit, and the classification travels with the parcel, not with your intentions. A golf-course address in a resort town is still a residential address

Buyers see fairways, a clubhouse and a mountain backdrop and assume the nightly-rental economics of a ski town apply. In Stewart Creek they do not. Long-term tenancy is fine. Nightly and weekly letting is not, unless the parcel already held tourist-home approval before March 2025, and no business licence will be issued against a residential classification. If nightly income is the point of the purchase, you are shopping in Silvertip or in the new Three Sisters Village parcels, not here.

Golf-course frontage: what it adds and what you live with

Frontage is a real premium and a real trade-off, and it is worth pricing both sides before you pay for it.

  • An open outlook no neighbouring lot can build out, because the fairway sits where a neighbour would, though the land is the club's rather than protected open space
  • Mature landscaping and maintained sightlines paid for by the club, not by you
  • A resale story that is easy to tell, which shortens marketing time at the top of the market
  • Direct trail and cart-path access from the property line
Trade-offs
  • A seasonal course: from roughly October to May the view is a closed, snow-covered blank, not a green
  • Maintenance traffic from first light through the season, and irrigation running before you are awake
  • Stray balls, and the netting or planting some owners install to deal with them
  • You pay the premium at purchase whether or not you ever play the course

Two K-12 schools sit on the same block of Stewart Creek Drive: Our Lady of the Snows Catholic Academy, the Christ the Redeemer school at 3100A, and FrancoSud's École Notre-Dame des Monts, the francophone school next door at 3100B. Between them they cover kindergarten to grade twelve without a bus, which is the single strongest argument for this bench over any other golf address in town. Getting into town does not depend on a car. The West Bow River Pathway is paved the whole way, maintained year round by the Town, and runs 5.5 km from Three Sisters to the Canmore boat launch a short walk from Main Street, which makes it a bike commute in summer and a walkable one in shoulder season. Roam Route 5T serves Three Sisters and, like all three Canmore local routes, carries no fare. The Gateway at Three Sisters covers the weekly shop without leaving the neighbourhood at all. The pharmacy is not at the Gateway; Three Sisters Pharmacy is at 75 Dyrgas Gate.

Wildlife constrains what can ever be built next to you, which is unusual and useful. Yellowstone to Yukon notes that the approved Smith Creek wildlife corridor narrows to less than 70 metres between developable land and the slopes in places, and that 95 per cent of tracked animal movement happens on slopes of 20 degrees or flatter. Alberta committed $15M in Budget 2023 to the Three Sisters wildlife underpass, and Smith Creek construction cannot begin until it is complete. That is your build-out timetable, published.

What sits on a Stewart Creek title: undermining reports and architectural controls

Stewart Creek is built over historic anthracite coal workings, and Alberta regulates that directly. The Canmore Undermining Review Regulation, AR 34/2020, has been in force since 1 April 2020 and applies a two-seal process: an engineer signs and seals the original undermining report, and an independent third-party reviewer signs and seals a letter of compliance, before the Town issues a development permit. The regulation also defines insurance requirements and registration timeframes.

The developer states that all information about undermining assessments and mitigation completed is disclosed to property owners via covenants registered on title, and that more than 1,000 homes, businesses and a school have been built on previously undermined ground in Canmore. So expect the title search to return caveats and restrictive covenants covering both undermining and architectural controls: materials, roof pitch, colour palette, landscaping timelines. None of that is a defect. All of it constrains what you can change later, and your lawyer should walk you through it line by line during conditions.

What a Stewart Creek home costs to hold each year

Property tax is the line most out-of-province buyers under-budget, because Canmore's 2026 rate depends on who lives in the home rather than what it is.

The 0.377% gap is the Livability Tax, which sits inside the municipal rate. Alberta's 2026 legislation exempts properties owned wholly or partly by Alberta residents, so it mostly lands on out-of-province second-home owners, and the declaration is due 31 December each year. Walk the fairway edge in February, not July

A local REALTOR® gives every Stewart Creek buyer the same instruction: see the lot in winter. The course closes, the fairway becomes a white plain crossed by ski and dog tracks, and the shadow line off the range reaches the bench earlier than buyers expect. If you cannot get here, ask for video shot mid-afternoon in December, pointed at the ground and the shadow rather than at the peaks.

What this means if you are buying in Stewart Creek

Decide first whether you need rental income, because that decision removes Stewart Creek from the list entirely and points you at Silvertip or the Village parcels. If you do not, Stewart Creek Canmore is one of the more legible purchases in town: known streets, an open outlook where there is frontage, two K-12 schools on Stewart Creek Drive and a build-out timetable gated by a wildlife underpass. Order the title search early, read the undermining caveat and the architectural covenant properly, budget tax at the class that will actually apply to you, and view the lot in winter. Then compare it against the rest of the Canmore neighbourhoods and the new developments pipeline before you commit.

The homes are individually owned freehold and condominium titles, the same as anywhere else in town. The golf club operates as a semi-private club selling both memberships and public tee times. The remaining undeveloped land in the wider area is held by the developer, Three Sisters Mountain Village Properties Limited, whose Area Structure Plans for Three Sisters Village and Smith Creek the Town adopted after a 2022 tribunal order.

What towns are closest to Stewart Creek?

Stewart Creek is inside the Town of Canmore, at its southeast end, so Canmore is the town. The nearest settlements beyond it are the MD of Bighorn hamlets. Dead Man's Flats, Lac des Arcs and Exshaw lie east along the Trans-Canada; Harvie Heights lies the other way, west, right at the park gate. All four sit within roughly five to twenty minutes. Banff is further west again, and Calgary International Airport is just over 100 km away, a little over an hour.

Can you build or expand next to the wildlife corridor in Stewart Creek?

Not into it. Stewart Creek is on the shady side, has two K-12 schools and the Gateway shops on its doorstep, and takes no new nightly-rental approvals. Rental income points one way, family logistics the other.
