Dyrgas Gate is a short residential loop in Canmore’s Three Sisters, running off Three Sisters Parkway beside the Three Sisters commercial node. Every other page you will find about it is a single listing for a single unit. This one is the street. The Town’s 2025 assessment roll lists 186 parcels on Dyrgas Gate: 167 titled condos and townhomes at five addresses, one commercial title inside 75, twelve detached houses, two vacant non-residential parcels and four municipal reserve strips, and no tourist homes at all. Here is what sits at each number, what it costs to own, and what to check before you offer.

Where Dyrgas Gate is and what is on it

The street loops off Three Sisters Parkway on the south side of the Bow Valley, on the valley floor below the Three Sisters peaks. It is a mixed street rather than a single complex: condominium buildings on the inside of the loop, detached homes on the outside, and vacant non-residential land at the entrance. Roam’s local route 5T serves Three Sisters and is fare free.

Eighteen separate subdivision and condominium plans carry the street name on the 2025 roll, which is why the same address returns different-looking results on different portals: the portals index by building, and the roll indexes by title. The roll settles the count.

The buildings on Dyrgas Gate: 70, 75, 80, 85 and 95

Each condominium address is its own corporation with its own board, budget and reserve fund, so two units that look identical from the street can carry very different fees and rules. The plan number on the roll gives the registration year in its first two digits, and here it is for every address, because that is the one number a listing rarely prints. Street number, then titles on the 2025 roll:

The twelve detached houses at 100 to 117 all sit on subdivision plan 0212836, registered 2002, assessed $1,818,000 to $2,470,000 with a median of $2,153,500. That 2002 plan is the oldest on the street; no condominium plan here predates 2003.

One caution on number 75. The roll shows sixteen titles: fifteen residential and one non-residential. The current listing in the building describes it as sixteen units, which is either the same sixteen titles counted loosely or fifteen homes plus a commercial floor described as one more. Where a marketing description and the assessment roll disagree by one, the roll is the tax record and the document to trust, and the corporation’s own plan is what settles it.

95 is the one buyers misread most often. Those twelve titles are perpetually affordable housing with an income cap and a resale formula, so a low assessment there is not a bargain on the open market. It is a different programme entirely.

What a Dyrgas Gate condo or townhome costs

Resale on the street clusters in the high six figures to low seven figures for the condominium stock, and comfortably over $1.8M for the detached homes. The 2025 assessment roll is the only complete, checkable price signal covering every title here, and it puts the townhome stock in a tight band: the 55 titles at 70 are assessed $684,000 to $900,000 with a median of $812,000, the 50 at 80 run $696,000 to $876,000 with a median of $762,500, and the 35 at 85 run $720,000 to $833,000 with a median of $745,000. An assessment is a valuation at a date rather than a sale price, and Canmore assessments rose 12.5% for 2026, so treat those as the floor of the conversation rather than the answer to it. On the open market, a 1,445 sq ft three-bedroom at 75 was asking $937,000 in September 2026, which is $648 a square foot.

Set that against the town-wide 2025 averages of $1.15M for a townhouse and $814,000 for an apartment condo. These townhomes trade below the townhouse average and above the apartment average, which is roughly where a 20-year-old valley-floor complex with a garage should sit. The newer stock coming out of the ground a few minutes east at Three Sisters Village prices differently again, so shortlist across both before you decide. Dyrgas Gate condo fees, reserve funds and what the fee covers

Fees are set per corporation, so ask per address. The best-documented figure is number 75, where a 1,445 sq ft three-bedroom listed in September 2026 carried a fee of $1,004 a month covering common area maintenance, heat, water, sewer, insurance, ground maintenance, parking, waste removal, property management and reserve fund contributions. That fee funds an elevator and a heated underground parkade. The townhome addresses at 70, 80 and 85 fund neither, and their heat is generally metered to the unit rather than bulk-supplied, so the monthly number is materially lower and the utility bill is yours. Fees are not recorded on the assessment roll and no public register carries them, which is why the plan number matters: quote it to the corporation or its manager and the fee, the budget and the reserve fund study all follow from it. Everything here is 2003 to 2007 wood frame, and the reserve cycle has arrived

The condominium plans here were registered between 2003 and 2007, and the detached homes sit on a 2002 subdivision plan. That stock is now at the age where roofs, decks, siding, boilers and parkade membranes come due together, and mountain freeze-thaw brings them due sooner than the same building would in Calgary. Read the reserve fund study and the last two years of minutes before conditions come off, and compare the fund balance against the plan rather than comparing monthly fees between addresses. A low fee at a complex more than twenty years old is a question, not a saving. The condo buying guide lists what to request.

Can you short-term rent on Dyrgas Gate?

No. Not one of the 179 titled dwellings on the street is assessed Tourist Home or Non-Residential Visitor Accommodation on the Town’s 2025 roll, and nightly rental in Canmore requires that status plus a Town business licence and a development permit. Advertising a residential unit on a nightly platform is an enforcement matter, with fines of $2,500 for a first offence and $5,000 after.

The bylaw behind that is recent, and it points the other way. Since 11 March 2025 Tourist Home is no longer a permitted use in Canmore’s established residential districts. It remains permitted only in Silvertip’s STR-1 and STR-2 districts and on the Three Sisters Village parcels identified in that Area Structure Plan. Existing tourist homes keep their status, and conversion to residential is one-way and fee-free to 31 December 2026. A land use bylaw can be amended again, but nothing before Council would put nightly rental back on this street. If nightly income is the point of the purchase, Canmore tourist home zoning is the page to read, and this is not the street for it.

Property tax on a Dyrgas Gate unit: which rate applies

Which of Canmore’s 2026 rates you pay depends on who lives in the unit, not on the building. A primary residence pays 0.457% of assessed value. A dwelling that is nobody’s primary residence pays 0.833%, unless an owner on title is an Alberta resident, in which case the provincial exemption keeps you at the lower rate. Note what that exemption does and does not do: it changes the rate you are charged, not the class the roll puts the dwelling in.

Those figures use the Town’s unrounded 2026 rates, 0.00456554 and 0.00833462, so each one lands a few dollars below what the rounded percentage would give you. The gap between the columns is the Livability Tax at work, 0.377% of assessed value, or about $3,015 a year on an $800,000 townhome. The realtor.ca listing at 75 quotes $3,734.61 in annual property tax, which is a primary-residence number; the same assessment at the non-primary rate is roughly $6,800. Shops, transit and schools: what is on Dyrgas Gate and what is not

The commercial floor is on the street itself, which is what genuinely separates Dyrgas Gate from most Canmore residential addresses. Mountaineers Village at number 75 houses Three Sisters Pharmacy, Three Sisters Laser and Medical at suite 103, and The Market Bistro at suite 102. Those three are the walk. Everything else is a drive or a bus.

The Gateway at Three Sisters, at 300 Cascade Drive, opened a 22,000 sq ft IGA on 16 April 2026 alongside Sobeys Liquor, Dollarama and Pet Valu. Roam’s local route 5T serves Three Sisters and is fare free, as are Canmore’s other two local routes. Schools are the weaker link. Our Lady of the Snows Catholic Academy, K to 12, is up the hill at 3100A Stewart Creek Drive, and the public schools sit across the valley: Elizabeth Rummel on Cougar Creek Drive, Lawrence Grassi Middle on 7 Avenue and Canmore Collegiate on 8 Avenue. Sun, parking and noise: what to check before you offer

  1. 1Which way the unit facesThree Sisters sits on the shaded south side of the valley, so aspect within the complex matters more than it would elsewhere. A west-facing balcony is what the listings at 75 lead with, because it takes the late-afternoon and sunset light. Walk the unit at 3pm in January, not at noon in July.
  2. 2Where the second vehicle goesParking is not titled separately anywhere on the street: the 2025 roll shows no parking or storage parcels on the street, so stalls are common property or assigned by the corporation. That means the rules differ by address. 75 has a heated underground parkade with one space per unit plus surface visitor parking; 80 and 85 units come with detached garages. Get the parking and guest-parking rules in writing.
  3. 3Snow shedding and the deck above youSteep metal roofs and stacked-townhome decks shed onto walkways and into small yards. Ask where the snow lands, who clears it, and what the corporation spent on snow removal last winter.
  4. 4Undermining, before you plan any workThree Sisters sits over historic coal workings. Under the Canmore Undermining Review Regulation (AR 34/2020), on designated undermined land a professional engineer must issue an undermining assessment report and a compliance certificate before the Town will issue a development permit. That is the day you want a new deck, a garage or a basement alteration, not the day you buy, but it is the local rule that most surprises buyers from outside the valley.
  5. 5The wildlife corridor and what is being built in itThe neighbourhood backs onto the valley’s wildlife corridor. Alberta committed $15M in Budget 2023 to a Three Sisters wildlife underpass, with construction expected in 2026, and the Smith Creek phase of Three Sisters Mountain Village cannot begin until it is finished. Expect corridor fencing, seasonal closures on some trails and construction traffic on the approaches while that runs.
  6. 6The vacant land at 60 and 65Both are assessed non-residential vacant land: 65 at $1,294,000 and 60 at $32,000. Non-residential vacant land can sit undeveloped for decades or be redesignated, and this page has verified nothing approved for either parcel. Ask the Town’s planning department what has actually been applied for before you assume the view and the quiet stay as they are.
  7. 7Hazard overlays and the condominium documentsAsk whether the parcel falls within the Steep Creek Hazard Overlay under Land Use Bylaw section 7.8, and request the full document package: budget, financials, bylaws, minutes, insurance certificate and the reserve fund report.
Ask which of the five addresses the unit actually belongs to

A local REALTOR® will confirm the condominium plan number before anything else here, because 70, 75, 80, 85 and 95 are separate corporations that share a street name and, on some portals, get merged into one listing page. Fees, pet rules, parking allocations and rental restrictions differ between them, and none of that sits on the assessment roll: bylaws are a document request, not a public record. A corporation can restrict long-term rentals through its own bylaws even where the roll shows plenty of non-primary titles in the building, so read them before you count on rental income. What this means if you are buying on Dyrgas Gate

Decide first whether you need nightly rental, because no title on Dyrgas Gate can deliver it under the bylaw as it stands. If you are buying to live in or hold as a long-term rental, work address by address rather than street-wide. The plan number on the title, one of the eighteen registered here, tells you which of the five corporations you are in, and everything that matters follows from it: the fee, what the fee includes, the reserve fund study, the parking allocation and the pet and rental bylaws are that corporation’s alone, and none of them are public documents you can look up. Model the tax at the class that will actually apply to you, and check whether the seller declared the unit primary or non-primary for the current year, since that classification carries over on a mid-year sale. Then walk the loop once in winter light before you write. Are there rentals on Dyrgas Gate?

Long-term rentals, yes. The 2025 roll assesses 51 of the 167 condo and townhome titles as non-primary residential, the class for any dwelling that is nobody’s primary residence, whoever owns it. Alberta residency changes the rate charged, not the class. Twelve of those 167 are Vital Homes Primary and can never be non-primary. CMHC put Canmore’s vacancy rate at 1.8% in October 2025 with two-bedroom rents at $2,438.

Is Dyrgas Gate a good place to buy in Canmore?

It suits a buyer who wants a walkable pocket with a pharmacy, clinic and restaurant on the corner and does not need nightly rental income. The trade-offs are real: 2003 to 2007 wood-frame condominium stock now facing its first big reserve cycle, a valley-floor position on the shaded south side, and two vacant non-residential parcels at 60 and 65 with nothing approved that this page has verified.
