Selling in Canmore: The Questions Sellers Ask
Selling in Canmore questions, answered short: timing, showings, offers, what you can and cannot back out of, lawyers, the tax side, private sales, and what a REALTOR® needs from you. Each answer points to the guide that owns it.

- Commission in Alberta is negotiable and set by no regulator; the convention is 7% on the first $100,000 and 3% on the balance, plus GST.
- Once you accept an offer it is a binding contract; the buyer's conditions, not your second thoughts, decide whether it can end.
- Alberta has no land transfer tax. The seller's Land Titles cost is the mortgage discharge, $25 from 1 October 2026.
- A principal residence sale is exempt from capital gains tax but must be reported; a second home or rental is taxed on half the gain.
- The two Canmore questions every buyer asks are the assessment class and, for a tourist home, the licence and revenue records.
These are the selling in Canmore questions owners ask first, answered in a sentence or two each, with a link to the guide that covers each one properly. Most of selling a house here is Alberta's standard process; two things are local, and they come up in almost every question below: which tax class the home is in, and whether it is a tourist home.
Selling in Canmore questions about timing and price
The questions that decide the outcome come first: when to list and at what price. The answers below on the best month, showings and why a home is not selling all point to the same root, which is pricing against comparables of the same property class. A home priced off the wrong class sits, and a home that sits is the one buyers discount. If you read only one guide before listing, make it the comparative market analysis explainer, then get your own range from a Canmore home evaluation.
Questions about the offer, the deposit and closing
An accepted offer in Alberta is a binding contract, and most of the questions sellers ask after acceptance are about what the buyer's conditions allow. The deposit sits in trust; the conditions have deadlines; on possession day the lawyers move the money and release the keys. The how to sell a house in Canmore guide walks the steps from listing agreement to possession in order.
Which Livability Tax class the home was declared in for the year, because it sets what an out-of-province buyer will pay to hold it; and, for a tourist home, the licence and booking records, because the designation is worth a premium only with the records behind it. Most of the Canmore-specific answers below come back to one of these two.
Questions about costs and tax
Commission is the large cost, and it is negotiable; Alberta charges no land transfer tax; the seller's Land Titles cost is the discharge registration; and the tax on the sale depends on whether the home was your principal residence. The cost to sell a house in Canmore guide puts every line in one table, and the home sale proceeds calculator carries them to the figure that reaches your account.
Questions about your situation
A tenant in the home, a seller who lives abroad, an executor selling an estate, an owner who wants to sell privately: each changes the paperwork more than the process. The answers below say what changes and link to the guide for each case.
Questions buyers will ask you
Sellers are asked questions too, and the ones a Canmore buyer's agent sends first are predictable: the declared Livability class for this year and last, the Real Property Report and whether it carries the Town's compliance stamp, the condo documents and any special assessment under discussion, the age of the roof, furnace and hot water tank, and, for a tourist home, twelve months of booking revenue with the licence number. Having those answers in a folder before the first showing shortens the conditions period and removes the most common reason a firm deal collapses: a document that arrives late and says something the buyer did not expect. The preparing a Canmore home to sell guide lists the documents in the order a buyer's lawyer asks for them.

Three questions come up often enough to answer in prose. How many showings before an offer? There is no reliable number; feedback after the first two weekends tells you more than the count. Why is a house not selling? Price against the wrong comparables, nearly always, then presentation. Do I need a lawyer to sell my house? In Alberta, yes in practice, because the money moves through lawyers' trust accounts and the mortgage discharge needs one.
The questions to ask before you sign anything
Three questions decide more than any of the twenty above, and they are worth asking in this order. What would this home sell for, on comparables of the same property class, with the reasoning written down? What will reach my account after commission, GST, legal fees, the mortgage payout and the adjustments? And what does the listing agreement commit me to: the term, the notice and the holdover? With those three answered, the rest of selling in Canmore is administration, and most of it is done by the lawyers.
What this means if you are about to sell
Most selling in Canmore questions have short answers, and the long ones are about price. Get the number first, from comparables of your home's class, then the net after costs, then decide. If a question here is not answered, it is probably one for a REALTOR® who can see the home.

Frequently asked
When is the best month to list a house in Canmore?
Listings and sales peak from late spring through summer while search interest stays roughly flat all year, so summer brings the most buyers and the most competing sellers; winter is thinner. Inventory and months of supply matter as much as the month: CREB® counted 3.66 months of supply in September 2026, a balanced market. When to sell a house in Canmore sets out the seasons.
How many showings does it usually take before an offer?
There is no reliable number, and anyone who quotes one is guessing. A well-priced home often draws an offer from the first ten days of showings; a home that has had many showings and no offer is telling you about the price or the presentation. Ask your agent for the feedback after each weekend.
Why is my Canmore home not selling?
Almost always price against the right comparables, then presentation, then documents. The common Canmore errors: priced off a different property class, photographed in the wrong season, condo documents not ready, or the tax class and tourist-home status unclear to buyers from outside Alberta. A fresh home evaluation on same-class comparables is the first check.
Can I back out after accepting an offer?
Not at will. An accepted offer is a binding contract. The buyer's conditions, such as financing and inspection, give the buyer a way out by their deadlines; they do not give the seller one. Ending a firm deal without a contractual right exposes you to a claim for damages. Ask a lawyer before you try.
What happens to the buyer's deposit?
It is held in trust by the brokerage the contract names, usually the buyer's or the seller's, and applied to the price on closing. If the buyer's conditions are not met and they end the deal properly, it is usually returned; if a firm buyer fails to close, the contract and the law decide whether you keep it.
Do I need a lawyer to sell my house?
In practice, yes. Alberta closes through lawyers' trust accounts, and the seller's lawyer pays out the mortgage, registers the discharge and releases the proceeds. Published flat fees for a straightforward sale are commonly about $700 to $1,000 plus GST and disbursements. Lawyer fees for selling a house in Alberta has the detail.
Is there a land transfer tax when I sell?
No. Alberta has no land transfer tax on either side, unlike Ontario or British Columbia. The buyer pays a registration fee on the transfer, $50 plus $5 per $5,000 of value; the seller's only Land Titles cost is the $25 mortgage discharge registration, from the schedule effective 1 October 2026.
Do I pay GST when I sell my home?
Not on the sale of a used residential home you lived in. GST is charged on the commission, at 5%, and can apply to the price of a new build or a unit run as a short-term rental business. If either applies, ask an accountant before you list, because the treatment changes the price you need.
Will I pay capital gains tax?
Not on a home designated as your principal residence for every year you owned it, though the sale must be reported on Schedule 3 and Form T2091(IND). A second home or rental is taxed on half the gain. Capital gains tax when selling a house sets out the three cases.
What does a buyer ask about the Livability Tax?
Which class the home was declared in for the year, because a buyer who will not live here full time pays 0.833% of assessed value rather than 0.457%, if they are from outside Alberta; Alberta-resident owners are exempt from the higher rate. A home bought mid-year carries the classification the previous owner declared, so the statement of adjustments and the contract should deal with it.
Can I sell my tourist home to a buyer from Calgary?
Yes. The tourist-home designation runs with the land, so any buyer can keep renting nightly with their own Town business licence. What the buyer pays for is the designation plus the booking history, so have the licence, the revenue records and the land use confirmation ready. Selling a tourist home covers it.
What happens on possession day?
The buyer's funds reach your lawyer, the lawyer pays out the mortgage and the commission, the keys are released, usually at noon, and the balance comes to you. The home should be empty and clean unless the contract says otherwise; anything included in the sale must be there and working.
Can I sell my house privately in Alberta?
Yes. The Real Estate Act does not apply to an owner selling their own property, so no licence is needed. You still need a lawyer, the documents a buyer's lawyer requires and a price you can defend. Selling without a realtor lists the paperwork.
What is a mere posting?
A flat-fee arrangement where a brokerage puts your home on the MLS® System and does little else: you handle showings, offers and negotiation yourself. It buys exposure, not representation, and you usually still offer a commission to the buyer's agent, so the saving is the listing side only. Selling without a realtor works the numbers.
What does a REALTOR® need from me to list?
Proof of ownership, the mortgage details, a Real Property Report with municipal compliance for a house or the condo documents for a unit, your Livability declaration status, disclosure of any known material latent defects, and, for a tourist home, the licence and revenue records.
Should I renovate before selling?
Usually not. Repairs a mountain-town inspector will flag, such as the roof, deck, envelope and furnace, pay their way; cosmetic renovations a buyer will redo rarely do. A clean inspection report usually saves more in negotiation than a new kitchen adds to the price. Preparing a Canmore home to sell separates the two.
Can I sell with a tenant living in the home?
Yes. A fixed-term lease runs to its end; a monthly tenancy can be ended after an unconditional sale at the buyer's written request (for a single condo, detached or semi-detached home the buyer need not move in), with three full tenancy months' notice. Selling a rental property in Canmore covers the rules.
What changes when I sell from outside Canada?
Apply to the Canada Revenue Agency for a section 116 clearance certificate as soon as the sale is firm, and notify the CRA no later than 10 days after closing. Without a certificate the buyer must withhold 25% of the price (50% on the depreciable building portion of a rental). Lawyers can manage the signing by video under Law Society of Alberta rules, so you do not need to fly in.
Can an executor sell the house in an estate?
Once you have the authority to deal with the estate's property, usually a grant of probate, yes. For tax, the deceased is deemed to have sold the home at fair market value immediately before death, reported on the final return; the principal residence exemption can apply. A lawyer who handles estates should see the file before you list.
How is the asking price set?
From a comparative market analysis: recent sales of homes of the same class, adjusted for size, condition, view and parking, with the active and expired listings beside them, and a range rather than a single number. What a comparative market analysis includes explains how to read one.
