How the numbers work
What are realtor fees in Alberta?
Commission is quoted as a tiered percentage of the sale price. The most common structure is 7% on the first $100,000 and 3% on the balance, plus 5% GST on the commission. On a $900,000 sale that is $7,000 plus $24,000, so $31,000 of commission and $1,550 of GST. Nothing obliges a brokerage to use those figures: commission in Alberta is negotiable and is not set by any board or regulator.
Who pays realtor fees in Alberta?
The seller pays, out of the sale proceeds at closing. The total is then split between the listing brokerage and the buying brokerage, most often evenly. That is a convention rather than a rule, and the split is set in the listing agreement. Is GST charged on realtor fees?
Yes, 5% GST applies to the commission itself, not to the sale price. On $31,000 of commission that is $1,550. If the property is a new build or a commercial property, GST may also apply to the sale price, which is a separate question from the commission.
Are realtor fees negotiable in Alberta?
Yes. Commission is negotiable and always has been. The Real Estate Council of Alberta regulates conduct and licensing, not pricing, and no board sets a rate. What you agree is recorded in the listing agreement before the property goes on the market.
What else comes off the sale price?
Legal fees, the mortgage discharge and any prepayment penalty, property tax and condo fee adjustments to the closing date, and in Canmore the Livability Tax if the home was not a primary residence.
