What a Comparative Market Analysis Is, and What a Canmore Home Evaluation Includes
What a comparative market analysis is, how it differs from an appraisal, an assessment and an online estimate, and what a Canmore home evaluation built on comparable sales actually includes.

- A comparative market analysis prices a home from recent comparable sales, adjusted for size, condition, view, parking and, in Canmore, the assessment class. It produces a range, not a single number.
- It differs from an appraisal (commissioned by a lender, signed by an accredited appraiser, usually a fee) and from the Town's assessment (mass appraisal, valued at 1 July of the previous year).
- Online estimates struggle in Canmore: 483 residential sales in 2025 across six property classes is too thin and too varied for an algorithm.
- The single most important Canmore adjustment is class: a tourist home, a residential condo and a hotel condo of the same size sell to different buyers at different prices.
- A home evaluation is free and carries no obligation. Start with your 2026 assessment, then ask for comparables matched to your home's class.
A comparative market analysis is the document that sets the asking price on most listed homes in Alberta, and it is the thing a seller actually receives when they ask a REALTOR® for a free home evaluation. This page explains what a comparative market analysis is, how it differs from an appraisal, an assessment and an online estimate, and why the Canmore version has one adjustment that matters more than all the others.
What a comparative market analysis is
A comparative market analysis, usually shortened to CMA, is a REALTOR®'s written opinion of what a specific home would sell for in the current market. It starts from recent sales of similar homes, the comparables, and adjusts each one for the ways it differs from yours: floor area, bedrooms and bathrooms, condition and updates, lot size, view, sun, parking and storage. The adjusted comparables produce a range, and the range is the point. A single number on a CMA is a sign that the work was not shown.
A good comparative market analysis also includes the listings that are competing with yours today, because buyers compare your home with what they can buy this month rather than with what sold last spring, and the listings that expired without selling, because they show where the market said no.
Comparative market analysis vs appraisal vs assessment vs online estimate
The four figures people confuse answer different questions, and in Canmore they can sit far apart.
| Who produces it | What it is for | Cost | What it can see | |
|---|---|---|---|---|
| Comparative market analysis | A REALTOR® | Pricing a sale | Usually free | Recent comparable sales, condition, view, class |
| Appraisal | An accredited appraiser, for a lender | Securing a mortgage | Commonly a few hundred dollars, often paid by the borrower | Similar to a CMA, under professional standards |
| Town assessment | The Town of Canmore | Property tax | Published | Mass appraisal as of 1 July of the prior year |
| Online estimate | An algorithm | Curiosity | Free | Whatever public data the model holds |
The assessment deserves its own note. The Town values every property at once, by mass appraisal, as of 1 July of the previous year, and for the physical condition on 31 December. The 2026 roll therefore reflects the market of July 2025, and it cannot see the kitchen you replaced or the view a neighbour's tree no longer blocks. You can look up the 2026 figure for any address with the Canmore property assessment lookup; treat it as the floor of the conversation, not the answer. The Canmore property assessment guide explains how the Town arrives at it and how to appeal it.
Canmore recorded 483 residential sales in 2025, split across detached homes, half-duplexes, townhomes, apartment condos, tourist homes and hotel condos, each a different market. Add the gap between a sunny north-side lot and a shaded south-side one, and an algorithm trained on city volumes has too few true comparables to work from. A bank's estimate is a starting point for curiosity, never for a listing price.
What a Canmore home evaluation includes
A Canmore home evaluation is a comparative market analysis with three local checks that a template version leaves out.
- 1Comparables of the same assessment classA tourist home, a residential condo and a hotel condo of the same size sell to different buyers at different prices. The comparables must share your home's class, or the range is wrong before it starts.
- 2The Livability Tax position, for the buyerA buyer from outside Alberta who will not live here full time pays 0.833% of assessed value a year rather than 0.457%. The evaluation should say which buyer pool your home appeals to, because that pool sets the ceiling.
- 3The same building or street where possibleIn a condo, the best comparables are in your building: same fees, same documents, same rental rules. On a detached street, the same side of the valley matters more than the same neighbourhood name.
- 4Active and expired listingsWhat you are competing with now and what failed to sell, so the range reflects this month rather than last season.
- 5A written range with the reasoningAddresses, dates, prices and adjustments, so you can check the work. A verbal number on a doorstep is not an evaluation.
How to read the range
The bottom of the range is what the comparables support if the market softens or your home shows less well than they did. The top is what they support if a buyer wants exactly your home and competes for it. Pricing at the top of a well-supported range in spring is a strategy; pricing above it is a guess that the market corrects with time on market. Canmore homes have recently sold at around 97.8% of their final list price on Zolo's August 2026 measure, which is a reminder that the negotiation happens around a list price that was already close to the comparables. The Canmore sold prices page sets out what has sold recently by area, and the how to choose a listing agent guide covers the agent who will defend the range.
What to have ready before you ask
The address and unit number; dates and costs of renovations; anything that changes value and does not appear on paper, such as the view, the sun, the parking and storage; tourist-home licence and booking revenue records if the home is rented nightly; and any defects you know of. A Real Property Report for a house or the condo documents for a unit help the REALTOR® move faster, but neither is needed to start. The home sale proceeds calculator is worth running on the range once you have it, because the figure that reaches your account after commission, GST, legal fees and the mortgage payout is the one that decides whether to sell.
What happens after you ask
A reply from one REALTOR®, a short conversation about the home, comparables pulled from the board system (sold prices are not shown on public listing portals; the full sold record sits in the board's MLS® System), a visit if the home has features the paper does not show, and a written range. Nothing else follows unless you ask for it; if you then decide to sell, the how to sell a house in Canmore guide picks up from the listing agreement, and the cost to sell a house in Canmore guide sets out the bill. A comparative market analysis is also the right document for an estate, a separation or a refinance conversation, not only a sale.
What this means if you want to know what your home is worth
Look up the 2026 assessment first so you know the Town's number, then ask for a comparative market analysis built on comparables of your home's class, with the reasoning written down. If the range is thin on comparables, say so and ask what else would narrow it. A Canmore home evaluation done this way is the one number in the whole sale that is worth paying attention to before you sign anything.
Start with your 2026 assessment, then ask for a written range from comparable sales matched to your home's class. Free, no obligation.
Frequently asked
What is a comparative market analysis in real estate?
A written estimate of what a home would sell for in the current market, prepared by a REALTOR® from recent sales of similar homes nearby. Each comparable is adjusted for differences in size, condition, lot, view, parking and features, and the result is a price range with the sales behind it. In Canmore the comparables should also share the home's assessment class.
Is a CMA the same as an appraisal?
No. An appraisal is commissioned by a lender, prepared and signed by an accredited appraiser under professional standards, and usually carries a fee. A comparative market analysis is a REALTOR®'s opinion for pricing a sale, usually free. The two often land close together; when they do not, the appraisal governs the mortgage and the market governs the sale.
Why is my Canmore assessment different from what my home would sell for?
The Town values every property at once by mass appraisal, as of 1 July of the previous year, and it cannot see your renovation, your view or your sun. In a rising market the assessment sits below sale prices. The assessment lookup shows the 2026 figure; a comparative market analysis shows the market's.
How accurate are online home value estimates in Canmore?
Less accurate than in a city. An algorithm needs many similar sales, and Canmore had 483 residential sales in 2025 split across detached, half-duplex, townhome, condo, tourist-home and hotel-condo classes, with large swings for sun exposure and view. Use an online figure as a starting curiosity, not a listing price.
What do I need to give a REALTOR® for an evaluation?
The address, the unit number if it is a condo, and anything that changes value and does not show on paper: renovations with dates, the view, parking and storage, tourist-home licence and revenue records if the home is rented nightly, and any known defects. A Real Property Report or condo documents help but are not required to start.
