Hospital Hill Canmore Real Estate

Hospital Hill is the small rise on the south side of the Bow River at the top of Three Sisters Drive: townhomes from the 1980s, original 1960s–70s homes and new $2M–$3M duplexes, five minutes from downtown on foot.

Short answerHospital Hill is a small elevated pocket on the south side of the Bow River at the north end of Three Sisters Drive, a five-minute walk over the bridge from downtown. It is named for the 1940s mine hospital that once stood there, not today’s Canmore General Hospital, which is across the river. Expect 1960s–70s originals, 1980s–90s townhome complexes and new luxury duplexes; the eleven August 2026 listings ranged from $799,000 to $3.3M (Zolo).
Key takeaways
  • Hospital Hill is across the river from downtown, not beside the hospital: the name comes from the mine hospital built there in the 1940s. Canmore General Hospital is at 1100 Hospital Place on the north side.
  • It is one of the few Canmore neighbourhoods where an 1980s townhome under $900K and a $3M new duplex sit on the same drive.
  • Residential zoning: no nightly rentals. Long-term rental and suites depend on the specific lot.
  • South side of the valley, so winter sun is shorter than on the north benches, but elevation and north-facing views over town help.

Hospital Hill Canmore confuses almost every out-of-town buyer, because the hospital is not on it. The neighbourhood is the small rise on the south side of the Bow River at the top of Three Sisters Drive, a five-minute walk across the bridge from Main Street, and it takes its name from the mine hospital that stood there in the 1940s. What you get is a compact mix of 1980s townhomes, original 1960s–70s houses and brand-new duplexes, with views back over town. Here is how it works as a place to buy.

Where Hospital Hill sits in Canmore and why the name misleads

Cross the Bow on the Rundle Drive bridge from downtown and the road climbs immediately: that first rise is Hospital Hill. Three Sisters Drive runs up through it, with Grassi Place and Rundle Crescent off to the sides. The Town of Canmore publishes no formal boundary for Hospital Hill, and it is not a plan area, so where one listing's Hospital Hill ends and Prospect or South Canmore begins varies with who wrote the listing: check the civic address, not the label. Above and beyond it lie Prospect and the Homesteads; below and across the river is South Canmore.

Canmore Mines Ltd. Built a hospital on this hill in the 1940s to serve miners and townspeople; the Canmore Hospital Foundation records the name as a nod to its elevated perch overlooking the town. The modern Canmore General Hospital opened in 1984 at 1100 Hospital Place, on a bench on the north side of the river beside Teepee Town. If you are buying near the hospital for work, that is a different neighbourhood.

Who lives here

A mix that is unusual for Canmore: retirees and young families in the 1980s townhome complexes, long-time owners in original bungalows, and buyers who have paid $2M–$3M for a new semi-detached home with a view.

Hospital Hill homes for sale: what is on the hill and what it sells for

Apart from a few homes built in the coal-mining era, most of the neighbourhood dates from the 1960s through the 1990s, with a wave of duplex rebuilds since about 2015.

Sun, slope and winter

Hospital Hill is on the south side of the valley, beneath the Rundle range, so it does not keep midwinter sun the way the north benches do. Two things soften that: it is elevated above the river flats, and most homes look north over town toward the sunny slopes, so the light you see is better than the light you stand in. Upper lots do better than lower ones. See sunny side vs shady side for the valley-wide picture.

Short-term rental status

Hospital Hill is residential zoning. The Town of Canmore allows nightly rental only in Tourist Home and Visitor Accommodation properties; residential dwellings advertised as vacation rentals face fines of $2,500 for a first offence and $5,000 after that. Long-term rental is permitted. If you live outside Alberta, a tenant in residence for 183 days or more also keeps the property clear of the Livability Tax.

Streets, complexes and amenities to know

  • Downtown on foot, across the Rundle Drive bridge to Main Street in about five minutes.
  • Bow River loop. The river path runs along the base of the hill.
  • Quarry Lake Park, up Three Sisters Drive and Spray Lakes Road: summer swimming, an off-leash area and trails. Roam’s free Route 12 links downtown with Quarry Lake, the Canmore Nordic Centre and the Grassi Lakes trailhead, but only in summer: from roughly May to October it runs the Grassi Lakes loop, and in autumn and winter it runs only between downtown and Palliser Lane. Its nearest stops to Hospital Hill are Rundle Drive North and South, Bow River Bridge North and Prospect Heights West, all shared with Route 5T.
  • Canmore Nordic Centre, 3 km south of town on Spray Lakes Road.

Who Hospital Hill suits, and who it doesn’t

Upsides
  • Downsizers and retirees who want a walkable location with a view, in a townhome
  • Luxury buyers who want new construction minutes from Main Street
  • Anyone who values a quiet, low-traffic pocket right beside downtown
Trade-offs
  • Short-term rental investors: not permitted
  • Sun-first buyers: the south side loses light in December and January
  • Buyers who need a driveway on the flat, especially if winter hills worry them

What this means if you’re buying

Decide which Hospital Hill you are buying: an 1980s townhome that trades on location and needs a careful condo-document review, or a new duplex that trades on view and finish and is priced like South Canmore. Visit in winter to see how the slope and the light behave, confirm the zoning letter if you plan to rent long-term. Then let someone who has been inside every complex on the drive tell you which one to wait for.

Frequently asked

Where is Hospital Hill in Canmore?

Hospital Hill is on the south-west side of the Bow River, just across the Rundle Drive bridge from downtown, at the north end of Three Sisters Drive. Streets include Three Sisters Drive, Grassi Place and Rundle Crescent. The current Canmore General Hospital is not here; it is at 1100 Hospital Place on the north side of town.

Why is it called Hospital Hill?

The name comes from the hospital that Canmore Mines Ltd. Built on the hill in the 1940s to serve miners and townspeople. The Canmore Hospital Foundation describes it as a nod to the hill’s elevated perch overlooking the town. The modern Canmore General Hospital opened in 1984 on a bench on the opposite side of the river.

What do Hospital Hill homes cost?

In August 2026 Zolo showed eleven active listings with an average asking price of $2,422,000, about 59% above the Canmore average. Townhomes at 200 and 216 Three Sisters Drive (built 1982–1990) asked $799,000–$889,000; new semi-detached homes built 2021–2026 asked $2.1M–$3.3M; original 1960s–70s houses listed at $1.7M–$2.2M, largely on lot value.

Can I short-term rent on Hospital Hill?

No. Hospital Hill is residential zoning, and nightly rental in Canmore is limited to Tourist Home and Visitor Accommodation properties. The Town fines illegal vacation rentals $2,500 for a first offence. Long-term rental is allowed, and a tenant in residence 183 days or more keeps a non-Albertan owner clear of the Livability Tax.

Is Hospital Hill sunny?

It is on the south side of the valley, so midwinter sun is shorter than on Silvertip or Cougar Creek. Elevation helps, and most homes face north over the town and toward the sunny slopes, which makes for good views and better light than the flats below. Upper lots do noticeably better than lower ones.
