Exshaw real estate exists for one kind of buyer above all: the household that wants a detached Bow Valley home without a Canmore price. Fifteen to twenty minutes east of Canmore on Highway 1A, Exshaw is the Municipal District of Bighorn's largest hamlet and its administrative heart: a genuine small town with a school, a hall, a library and a fire hall, sitting in the shadow of the industry that built it. Understand the trade, and it is the most rational entry-level move in the valley.
Location and character
Exshaw occupies the north side of the Bow River between Grotto Mountain and the Fairholme Range's outliers, with Lac des Arcs across the water and the CP Rail mainline threading the corridor. It is a working hamlet rather than a resort satellite: "Exshaw originated in the early 1900s as a company settlement for workers in the mineral extraction and processing industry," as the MD's history page puts it, and the name itself honours the main financial backer of the cement plant. The corridor still runs on that economy: quarrying for cement and lime, magnesite processing and hydropower generation remain the MD's industrial base.
That heritage cuts both ways. In the late 1960s, "in order to accommodate the expansion of the adjacent cement plant," much of the original company town's recreation infrastructure was torn down; today's community grew back around the school and hall. The plant is a major local employer and the single biggest reason Exshaw's prices sit below the rest of the corridor.

Exshaw is the least weekender-heavy of the hamlets: the 2021 Census counted 449 residents and 170 of its 185 private dwellings occupied by usual residents, a primary-residence share of 92% that Harvie Heights (53%) and Lac des Arcs (70%) cannot match. Households skew local: plant and quarry workers, MD staff, young Canmore-employed families who bought their first detached home here, and long-tenured owners who predate the Bow Valley's boom.
Exshaw real estate: property types and what they sell for
The stock is dominated by modest detached homes on hamlet lots: postwar and later bungalows, newer infill, the occasional larger rebuild, with no condo towers and no purpose-built visitor accommodation. Prices are qualitative in a market this small, but the pattern has held for years: Exshaw is where the Bow Valley's detached price floor lives, typically undercutting comparable Canmore houses by a wide margin and Dead Man's Flats townhome-style product on a price-per-house basis. Services, school and utilities
Exshaw punches far above its size on services. Exshaw School teaches Kindergarten to Grade 8, drawing students from Exshaw, Canmore and Mînî Thnî, with high schoolers continuing to Canmore Collegiate. The Exshaw Community Association owns a three-level hall attached to the Legion; the Bighorn Library operates in the lower level of the MD administration office; the MD itself is headquartered at 2 Heart Mountain Drive; and one of the MD's volunteer fire departments is based in the hamlet. Critically for buyers, Exshaw has municipal water and wastewater. The MD confirms service in the hamlet, so the well-and-septic diligence that dominates Harvie Heights and Lac des Arcs purchases does not apply here.

Short-term rentals and second homes
There is no nightly-rental economy in Exshaw and no Canmore-style tourist-home zoning. The MD's Land Use Bylaw (Bylaw 10-26, adopted July 2026) governs suites and bed and breakfasts, with caps and permitting reported through the MD's 2024 review of those rules. What Exshaw does offer second-home buyers is the same jurisdictional advantage as every Bighorn hamlet: no Livability Tax, no December 31 declaration. A Calgary family's weekend base here carries no vacancy-tax exposure at all, though frankly Exshaw's buyers are mostly full-timers.
Who it suits, and who it doesn't
Exshaw real estate suits first-time buyers and trades-and-services households priced out of Canmore's detached market, buyers who value a real community over resort polish, and anyone splitting life between the Bow Valley and Calgary who wants the shortest eastbound drive. It does not suit buyers seeking investment rental product, resort amenities, or a pristine viewscape free of industry. Against its neighbours: Lac des Arcs, directly across the valley, offers prettier lake-facing settings on wells and septic; Dead Man's Flats offers condos and the visitor-accommodation economy closer to Canmore.

Run Exshaw real estate against your honest requirements, not against the postcard. If a detached home under Canmore prices, town utilities and a K–8 school within walking distance outrank resort ambience, Exshaw is likely the best value in the corridor, and its full-time character means resale depends on the same steady local demand rather than tourism cycles. Check flood-mitigation status and insurance on any creek-adjacent lot, visit during plant hours, and compare the final numbers with a Canmore townhome before you decide the drive is worth it.

Exshaw sits on Highway 1A east of Lac des Arcs, roughly 15 to 20 minutes' drive from Canmore. It is the closest of the Bow Corridor hamlets to Calgary. The MD of Bighorn's eastern boundary is about 31 kilometres west of the city, which makes it workable for split Canmore–Calgary commutes.

Does Exshaw have town services?
More than any other hamlet in the corridor: municipal water and wastewater, a community hall attached to the Legion, the Bighorn Library in the MD administration building, a volunteer fire department, and central garbage and recycling. Shopping and healthcare remain a drive away in Canmore.
Do Canmore's vacancy tax and short-term rental rules apply in Exshaw?
No. Exshaw is governed by the MD of Bighorn, so Canmore's Livability Tax, declaration requirement and tourist-home tax class stop at the town boundary. The MD's own Land Use Bylaw regulates suites and bed and breakfasts, and there is no purpose-built nightly-rental stock in Exshaw.
