Canmore luxury real estate is a small, slow, scarcity-driven market that behaves nothing like the rest of the town. Above $2M there are dozens of sales a year, not hundreds; the record has moved from $3.9M to $7.5M in five years; and a house can sit for the better part of a year and then draw two offers in a week. If you are shopping at this level, the useful information is not what is listed today. It is how the top of this market has actually traded.

For context, sales at $2M or more numbered seven in 2019 and ten in 2020 before the pandemic re-rating. The top end grew roughly four-fold in two years and has held most of that ground.

All figures from the Rocky Mountain Outlook's June 2024 reporting, which also notes that from 2022 to 2024 the highest sale each year was an outlier by more than $1M over the next highest. Land has done the same thing: two vacant riverfront lots at 13 and 14 Van Horne Way sold for a combined $6M in 2019, the highest publicly known price for residential land in Canmore at the time, against $4.1M for 18 Van Horne Way in 2017.
Note what those numbers are and are not. They are individual reported transactions, not an index. For the broader market, the 2024 assessment roll put the median assessed single-family home at $1.383M, and South Canmore averaged roughly $1.65M in August 2026 (Zolo).
Where are the estate homes?
- Silvertip: high on the sunny north side, executive estate homes, some on the golf course, plus a handful of luxury duplexes and the Villas. Development there is governed by area-structure-plan architectural guidelines calling for natural materials, earth-tone colours and non-reflective finishes, with buildings sited to minimise visual impact from the valley floor. How do luxury deals get done in Canmore?
Slowly, and then quickly. Comparable high-end properties are often on the market 250 to 300 days; the record sale was unusual at 90 days, and it attracted two other offers before closing, which the selling agent read as confidence in the price rather than a bargain.
That pattern shapes strategy on both sides. As a buyer, a listing that has been available for eight months is not necessarily overpriced. It may simply be waiting for the two or three households a year who want that specific property. As a seller, mispricing at this level does not produce a slow sale, it produces no sale at all. Expect private showings, longer conditions, and buyers who are frequently not financing the purchase.
What does it cost to own at this level?

- Tourist Home tax, if the property carries that designation, assessed in the non-residential class at 0.832% of assessed value all in, about 1.8 times the primary-residence rate, whether or not it is rented.
What this means if you're buying
Work from transactions, not asking prices. The reported record sales above are the only genuinely public data points at this level, and everything else needs a realtor pulling comparables. Budget the carrying cost before the purchase price, especially the Livability Tax if you live outside Alberta. Accept that the right property may take a year to appear and that you will need to move fast when it does.
