How Much Are Closing Costs in Canmore?
How much are closing costs in Canmore? Alberta charges no land transfer tax, so it is legal fees, title registration, inspection and GST on new builds.
- Alberta charges Land Titles registration fees, not a land transfer tax: about $1,250 to register a $1.2M transfer and $1,010 to register a $960,000 mortgage (schedule effective May 1, 2026).
- Budget roughly 0.5–1% of the price for resale closing costs in Canmore; Ontario and B.C. buyers used to 1.5–4% will find this cheap.
- New construction adds 5% GST on the full price, partly rebated only at lower price points.
- Adjustments, the seller’s prepaid property tax, condo fees and utilities, are settled on possession day and can run to several thousand dollars in June or July.
- The buyer’s agent is normally paid from the seller’s side of the commission, so it is not a closing cost to you.
How much are closing costs in Canmore? Lower than most buyers from outside Alberta expect, for one reason: there is no land transfer tax. What you pay instead is a short list of registration fees, professional fees and adjustments that, on a typical $1.2 million resale purchase, add up to somewhere between $5,000 and $7,500, well under 1% of the price. The exceptions are new construction, where 5% GST applies, and tourist-home purchases, which add a business licence. Here is every line, with 2026 figures.
Is there a land transfer tax in Alberta?
No. Alberta replaces it with Land Titles registration fees, which are small even after the October 2024 increase. Under the current schedule (Government of Alberta, effective May 1, 2026):
- Transfer of land: $50 plus $5 for every $5,000 (or part) of the value of the land.
- Mortgage: $50 plus $5 for every $5,000 (or part) of the principal amount.
Before October 2024 the rates were $2 and $1.50 per $5,000 respectively (Alberta Municipalities), so the fees roughly doubled, but they remain a fraction of what Ontario or B.C. buyers pay in transfer tax. On a $1.2 million Canmore purchase with a $960,000 mortgage:
- Transfer registration
- $1,250
- $50 + 240 × $5 on $1.2M
- Mortgage registration
- $1,010
- $50 + 192 × $5 on $960,000
- Ontario equivalent (for comparison)
- $20,475
- Ontario land transfer tax on $1.2M, 2026 rates; roughly double in Toronto, which levies its own

Total, excluding the deposit, GST and insurance: roughly $5,000–7,500 on a $1.2 million resale home. The buyer cost calculator computes it for your price and mortgage, the Canmore closing costs guide goes deeper on each line, and the other Canmore real estate calculators cover property tax and rental returns.
How much are closing costs in Canmore on new construction?
New homes and substantially renovated homes carry 5% GST on the purchase price; resale homes do not. The federal new-housing rebate phases out entirely above $450,000, so at Canmore prices assume the full 5%: $60,000 on a $1.2 million new townhome. Builders sometimes quote prices “GST included” and sometimes not, confirm which before you compare a new unit at Three Sisters Village with a resale. Buyers who intend to rent long-term may qualify for the new residential rental property rebate instead; that is a question for your accountant, not your realtor.
Costs Canmore adds that Calgary does not
Three items are specific to buying here:
- The Livability Tax declaration. Not a closing cost, but a date: whoever owns the home on December 31 files the primary-residence declaration with the Town. Non-Albertan owners who will not live there full-time should budget about 0.377% of assessed value a year from the first full tax year. See the Livability Tax guide.
- Tourist-home tax class. If the property is assessed as a Tourist Home, property tax runs at 0.832% of assessed value all in, about 1.8 times the primary-residence rate (Town of Canmore). Your first tax adjustment and every bill after it reflect that.
- Business licence. Nightly rental in a tourist home requires one licence per unit, and the number must appear in all marketing (Town of Canmore).
Who pays the realtor when you buy?
In the usual Alberta structure, the seller, commission: commonly 7% on the first $100,000 and 3% on the remainder, plus GST, split between the listing and buyer brokerages (WOWA), is paid from the seller’s proceeds at closing. Your buyer representation agreement may set a fee that the seller’s offer usually covers in full. The post on what percentage do most realtors take covers the edge cases, including private sales.
What this means if you’re buying
Set aside about 1% of the price for closing costs on a resale purchase and you will have margin; set aside 6% on new construction to cover the GST. Get a written legal quote that separates fees from Land Titles charges, confirm the assessment class before you write the offer, and ask for the statement of adjustments early. The property tax guide explains the annual bill you are stepping into, the deposit post explains the money that moves first, the mortgages guide covers the down-payment rules that set how much you need to bring, and the buyer FAQ answers the questions that come up around closing.

Frequently asked
What are the closing costs when buying a house in Canmore?
Land Titles registration fees for the transfer and the mortgage ($50 plus $5 per $5,000 of value each), legal fees and disbursements of about $1,200–2,000, a home inspection of $500–800, title insurance of $300–500, an appraisal of $400–600 if your lender needs one, and possession-day adjustments for prepaid property tax and condo fees. GST of 5% applies to new construction only.
Is there a land transfer tax in Alberta?
No. Alberta and Saskatchewan are the only provinces without a land transfer tax. Alberta charges Land Titles registration fees instead: since October 2024, $50 plus $5 for every $5,000 of value on a transfer, and the same formula on the principal amount of a mortgage. On a $1 million purchase with an $800,000 mortgage that is about $1,050 plus $850.
Do buyers pay GST on a house in Canmore?
Only on new construction or substantially renovated homes, where 5% GST applies to the purchase price. Resale homes are GST-exempt. A federal new-housing rebate recovers part of the GST on homes priced up to $450,000, which excludes most Canmore new builds, so budget the full 5% unless the builder has stated a price that includes it.
How much are legal fees for buying a house in Alberta?
Typically $1,200–2,000 including disbursements for a straightforward residential purchase with a mortgage, according to the ranges Alberta buyers commonly report. Condo purchases and remote signings can add a little. Ask for a written quote that separates the fee from disbursements and Land Titles charges.
Who pays the realtor fees in Alberta?
The seller, in the normal structure. A common Alberta commission is 7% on the first $100,000 and 3% on the balance plus GST, split between the listing and buyer brokerages. Buyers usually pay nothing directly to their agent, although a buyer representation agreement may specify a fee if the seller offers less than the agreed amount.
