Here is how to do it with one trip.
Can you buy a Canmore home without flying out?
Yes. Every step has a remote version:
- Viewings: live video walkthroughs with a local agent who will open cupboards, point the camera at the mountain that blocks the sun, and read the condo notice board.
- Offer. The Alberta residential purchase contract is signed electronically. Conditions (financing, inspection, condo documents) run 7–14 days.
- Deposit, wired to the brokerage’s RECA-regulated trust account within the contract deadline, usually one or two business days. See the deposit post.
- Inspection. The inspector sends a report and will walk you through it on a call; many buyers fly out for this week and see the shortlist in person at the same time.
- Lawyer, an Alberta lawyer prepares the transfer and mortgage. Remote video signing is available for most documents: the Law Society of Alberta allows lawyers to witness execution and commission affidavits for Land Titles by two-way video conference, with the jurat amended to say so and a notarial seal where you are outside Alberta. Some lenders still want original wet-ink signatures couriered.
- Possession, keys released when funds arrive, usually by noon. Your agent can meet the seller’s side and do the walkthrough on video.

Registering a $1.2 million purchase with a $960,000 mortgage costs about $2,260 in Alberta Land Titles fees (schedule effective May 1, 2026). Ontario buyers routinely budget ten times that for transfer tax alone, so the closing costs will feel light.
The Livability Tax: the one Ontario buyers must plan for
Canmore’s Livability Tax Program, charged from the 2026 tax year, applies a higher rate, about 0.377% of assessed value a year, to any home that is not someone’s primary residence for at least 183 days including 60 consecutive days. Provincial legislation in 2026 exempted properties with an Alberta resident on title (Rocky Mountain Outlook). That leaves exactly one group paying: out-of-province and out-of-country owners of part-time homes. As of April 2026, about 300 owners had declared themselves out-of-province part-timers, and 566 properties had not declared at all (CBC).
So the question is which move you are making:
- Relocating. If Canmore becomes your primary residence. You live there 183+ days, your driver’s licence and CRA address follow, the ordinary residential rate applies. File the declaration by December 31.
- Second home. If you keep an Ontario primary residence, budget about $4,000 a year per $1 million of assessment on top of regular property tax. A long-term tenant living there 183+ days also makes it “occupied.”
