Origin at Spring Creek is the one building in this comparison where the answer to the nightly-rental question is a flat no, and where that is the most useful thing a buyer can learn. It is a seniors residence at 808 Spring Creek Drive, inside the Spring Creek community a short walk from Canmore's town centre, and every dwelling parcel there is assessed residential on the Town's 2025 assessment roll. No tourist homes, no visitor accommodation, no exceptions.

What Origin at Spring Creek is and what the roll shows

The building sits at 808 Spring Creek Drive on condominium plan 1511357, which dates the registration to 2015. The developer markets it as "+65 Origin at Spring Creek" and it is run as an active-lifestyle seniors community with independent living, assisted living, memory care and respite under one roof, alongside a meal programme. Ownership suites are described by the developer as sold out, with resales coming up occasionally, and rental suites available.

The 2025 roll lists 133 parcels at the address. Sixty-two of them are dwellings and the rest are separately titled residential parking stalls.

That table is the whole rental answer. There is no ambiguity to resolve at unit level here, which is the opposite of the position at buildings like Falcon Crest Lodge, where three designations share one address.

Is nightly rental permitted at Origin at Spring Creek

No. Residential dwelling units in Canmore cannot be rented nightly. The Town's own guidance is blunt: a residential dwelling unit "may NOT be promoted on short-term commercial listing sites such as AirBnB," and the penalties are $2,500 for a first offence and $5,000 for subsequent offences. On top of that, the Canada Revenue Agency denies expense deductions on non-compliant short-term rentals, so the tax treatment compounds the fine.

Nor is there a route to changing that. Since 11 March 2025 the Land Use Bylaw no longer permits tourist home as a new use anywhere in Canmore. The existing pool of nightly-rental designation is fixed, conversions run in one direction only, from tourist home to residential, and that conversion is irreversible. What it costs to own at Origin at Spring Creek

Tax is straightforward and, by Canmore standards, low. A primary residence is taxed at 0.457% of assessed value all in for 2026. A dwelling that is nobody's primary residence sits at 0.833% once the Livability Tax rate applies, a difference of 0.377% of assessed value, although provincial legislation exempts properties owned wholly or partly by Alberta residents regardless of use. The declaration is due by 31 December each year, and missing it means being taxed at the higher rate and losing the right to complain about the assessment for that year. Condo fees are where this building differs from every other one in this comparison, and where we will not invent a figure. A seniors community carries costs an ordinary condominium does not: dining and kitchen operations, common amenity space, and in many cases a separate monthly service or care package priced by level of support. Those are usually contractual and separate from the condominium fee itself. Ask for the condominium budget and the estoppel certificate, and then ask separately, in writing, for the current service and care agreements and how they escalate.

Assessed values across the address ranged from about $388,000 to just under $2.5 million on the 2025 roll, which reflects a genuine spread from small suites to large ones.

How Origin at Spring Creek fits the wider Spring Creek community

Spring Creek is a master-planned community built out in stages under its own area redevelopment plan, adopted in 2022, which sets a maximum of 1,000 units, a minimum of 800, 250 hotel rooms and a ceiling of 300 tourist homes across the whole neighbourhood at roughly 80 units a year. Within that framework the individual lodges differ sharply. Some were approved with tourist home as a permitted use and can be rented nightly. Others are residential only. Origin sits firmly in the second group.

For a buyer comparing options inside one neighbourhood, that mix is the point. Two buildings a few hundred metres apart can carry entirely different rights, tax rates and buyer pools. If you want nightly income in this neighbourhood you need a specific lodge and a specific unit with a development permit to match, not a Spring Creek address. What the roll cannot tell you about Origin

Three limits are worth stating. The roll we read is effective 18 February 2025, so anything redesignated since then would not appear. The roll records assessment class, not condominium bylaws, and a corporation can restrict what the Land Use Bylaw permits. And it says nothing about the service and care agreements that sit alongside a suite here, which are contractual rather than municipal.

None of those gaps changes the rental conclusion, which is supported by 62 out of 62 dwelling parcels being residential. They do mean the Town and the operator, not this page, are the authorities to confirm with before you write an offer.

Who Origin at Spring Creek suits, and who it does not

It suits a buyer who wants to live in Canmore with services on hand, or a family buying for a parent who wants to stay in the valley rather than move to Calgary for care. Location is a genuine strength: Spring Creek sits between Policeman's Creek and Spring Creek, within an easy walk of the town centre, which matters more when driving is no longer the default.

It does not suit an investor. There is no nightly-rental income here, and a long-term rental in a seniors community is a narrow proposition governed by the operator's rules. It also does not suit a buyer who wants a straightforward condominium resale, because the service agreements sit alongside the title and need their own review.

What this means if you are buying at Origin at Spring Creek

Buy Origin at Spring Creek for what it is, which is residential housing with services attached in one of the most walkable parts of Canmore. Confirm the resale suite's assessment class, get the condominium documents and the separate service and care agreements, ask the operator in writing about any age qualification, and check the Livability Tax position for how you intend to use it.
