Searches for Canmore short-term rental buildings usually want a shortlist, and the honest answer is that a shortlist is the wrong tool. Nightly-rental rights in Canmore attach to individual units through development permits, not to buildings, and the Town has counted nine complexes mixing visitor accommodation with tourist homes and eight mixing visitor accommodation with residential. What can be mapped reliably is where the rights are concentrated. Here is that map, with every named property traced to a Town record or press report, and everything unverified flagged as such.

Everywhere else in town, the March 2025 bylaw amendment removed tourist home as a permitted or discretionary use. Existing units in those districts continue as legal non-conforming uses and can still be bought and rented, but nothing new is being created there. The zoning explainer covers what changed.

Spring Creek

Spring Creek is the one master-planned Canmore neighbourhood where tourist-home product was deliberately built. The developer told the Rocky Mountain Outlook in 2020 that when the land use bylaw was set in 2004, "the Town was looking for us developers to provide areas for tourist homes so people would not have illegal vacation condos."

Verified from press and Town records:

  • Tamarack Lodge: approved by the Canmore Planning Commission in October 2019 with tourist home permitted use, 80 units across two buildings, a $50 million project including ground-floor commercial. Reported as "one of few developments the Town of Canmore has approved for tourist home usage."
  • Jack Pine Lodge, reported as not offering short-term rental possibilities. Same developer, same neighbourhood, different rights. This is the clearest illustration available that the neighbourhood does not settle the question.
  • 1606 Spring Creek Gate. A development permit for an apartment building with 29 residential units and 31 tourist homes was approved because it aligned with the land use bylaw.
  • 300 Mountain Tranquility Gate. A 70-unit apartment development including tourist homes, development permit approved 29 May 2026.

Other Spring Creek lodges are marketed today without tourist-home labelling, so treat any specific lodge other than those above as unconfirmed until the Town has verified the designation on the individual unit.

The Bow Valley Trail and Kananaskis Way corridor

This is where visitor accommodation lives, and the Bow Valley Trail neighbourhood guide covers the corridor in more detail. Condo-hotel developments along Kananaskis Way were heavily built in the mid-2000s and are classed as visitor accommodation, with many titles carrying a registered 28-day occupancy restriction. You cannot live in these units; you can rent them nightly.

Verified approvals in the corridor:

  • 300 William Street, 156 visitor accommodation units across four buildings, in the Bow Valley Trail Central Commercial district, approved by the Development Authority in May 2026.
  • 1730, 1734 and 1736 Bow Valley Trail, 101-unit, 98-unit and 98-unit visitor accommodation projects approved between February 2021 and April 2023.
  • 115 Kananaskis Way and 501 Bow Valley Trail, a 74-unit visitor accommodation approved in 2021.
  • 822 10 Street, 10 visitor accommodation units plus commercial, still before the Subdivision and Development Appeal Board with a hearing rescheduled to September 2026.

The older, better-known resort complexes along this corridor are widely understood to be visitor accommodation, but we do not publish individual complex names until the designation and the occupancy restriction have been read off the title.

Silvertip and Three Sisters

Both area structure plans survived the March 2025 amendment. The Silvertip plan has some areas zoned for tourist homes, and the Town's accommodation-types page currently describes tourist homes as limited to Silvertip residential districts among currently permitted zones. The Three Sisters Village plan, approved in 2023, contemplates between 900 and 1,300 tourist homes, with first completions expected from 2026.

Just outside town: Dead Man's Flats

Dead Man's Flats sits in the MD of Bighorn, under different rules entirely. Sparrowhawk Lodge, a 107-unit visitor accommodation with retail space, was approved in February 2022, and Copperstone Resort was rezoned from resort accommodation to visitor accommodation around the same time. Under the MD's municipal development plan, visitor accommodation units may only be occupied for up to 75 days a year, and approvals have come with conditions such as guest registries audited quarterly.

Lower entry prices, tighter personal-use limits, and a separate municipality's bylaws to learn. Buying just outside Canmore covers the trade-offs.

The four checks that beat any list of short-term rental buildings

  1. 1Development permit for the unitThe designation exists because a permit was issued for that specific unit. Ask for it by unit number, not by building.
  2. 2Assessment classTourist homes are Class 21; visitor accommodation is commercial. The code appears on the assessment notice and the Town's property information viewer.
  3. 3Condominium bylawsA corporation can prohibit nightly rental in a building the Land Use Bylaw permits it in. Read the bylaws and recent minutes, not the marketing.
  4. 4Business licence statusAs of August 2025 the Town counted 745 tourist homes with 256 holding active licences. Ask whether this unit has one and what it has actually earned.
