Benchlands Canmore is the neighbourhood for buyers who want the sunny side and a view without Eagle Terrace or Silvertip money, and who may be driving to Calgary more often than they would like to admit. It sits on the bench above the Trans-Canada on the north side of the valley, one step up from the highway and one step below the hillside. Where Benchlands sits in Canmore and what it feels like
Benchlands is the shelf of land on the north side of the highway, reached by Benchlands Trail as it bridges over the Trans-Canada from Bow Valley Trail and climbs toward Eagle Terrace. Silvertip's golf course is to the west, Cougar Creek's fan is below to the east, and the Town of Canmore's Upper Benchlands Area Structure Plan, covering 68 acres north and northwest of Benchlands Trail, governs the higher ground. That plan was written under Alberta's pre-1995 Planning Act, and the Eagle Terrace ASP records that the province sold the Benchlands, Cougar Point, Canyon Ridge, Cougar Creek and Mountview lands to private developers in the years before 1996, so the homes here are mostly 1990s onward, with newer builds on the upper streets.
The feel is a quiet suburban hillside: curving streets, homes stepped up the slope, views across the valley to the Three Sisters and Ha Ling, and the highway audible but out of sight below the bench. It is smaller than Cougar Creek and less grand than Eagle Terrace. The residents are commuters to Calgary and Banff, full-time families who want a bigger house than the valley floor allows, and second-home owners who value the sun and the easy exit; few investors, because nothing here can be rented nightly.

Sun exposure and winter on the bench
Benchlands is on the sunny side and faces south, so it holds the low winter sun through the middle of the day while the neighbourhoods under Rundle and Lawrence Grassi are in shadow by mid-afternoon. It is a little lower and more sheltered than Eagle Terrace, which means slightly less wind and slightly less view. Short-term rentals: residential only
Benchlands is zoned residential throughout. Nightly rental is not permitted, there are no tourist-home buildings, and the Town of Canmore fines illegal short-term rentals from $2,500. Elizabeth Rummel School (K–4) is down the hill on Cougar Creek Drive; the middle and high schools are across the highway on 7th and 8th Avenue. Who Benchlands suits, and how it compares
It suits commuters, families who want more house for the money on the sunny side, and view buyers with less than an Eagle Terrace budget. It does not suit anyone who wants to walk to Main Street, a lock-and-leave condo, complete silence from the highway, or nightly-rental income.
Eagle Terrace, directly above, is the same sun with bigger, newer homes, better views, steeper driveways and upper-mid to luxury prices. Cougar Creek Canmore, on the fan below, is flatter, more walkable to Elizabeth Rummel School, generally cheaper, and the neighbourhood with the 2013 flood history and the 34 m retention structure now upstream of it. Benchlands is the middle in every respect, elevation, price and distance from the highway.
What this means if you're buying
If sun, a view and a fast exit matter more than walkability, Benchlands is where those three cost least in Canmore. Listen for the highway on the specific lot, check the driveway grade, look at what the Upper Benchlands plan allows on the land above you, and run the carrying costs through the buyer cost calculator. Is Benchlands good for commuting to Calgary?
It is the best-placed neighbourhood in Canmore for it. The Trans-Canada interchange is at the bottom of Benchlands Trail, so you are on the highway within a minute or two, and the north side of the valley clears ice earlier.
