Palliser Canmore is a small area with a big plan attached to it. Today it is essentially one condo building, 300 Palliser Lane, on the north side of town between the highway interchange and Silvertip, plus a cluster of rental and workforce-housing projects taking shape around it under the Town’s Palliser Trail Area Structure Plan. If you are searching for Palliser condos for sale, or wondering whether 300 Palliser Lane allows nightly rental, this page gives you the sourced version: what exists, what is coming, and what the zoning actually says.
Where Palliser sits in Canmore and what it feels like
Palliser sits in the northern part of Canmore, off Palliser Trail and Benchlands Trail at the west end of the Bow Valley Trail commercial strip, directly below Silvertip. The Town’s 2023 Area Structure Plan describes a roughly 23-hectare area bordered by Silvertip Resort and the Lower Silvertip Wildlife Corridor to the east and the Trans-Canada Highway to the west, with the land owned by Canmore Community Housing, the Town of Canmore and the Province of Alberta.
The highway is close, the wildlife corridor is close, and construction is a constant; the compensation is sun, valley views and quick access to everything.
Who lives in Palliser
Owners at 300 Palliser Lane are a mix of local workers, downsizers and Calgary second-home owners. The newer buildings are purpose-built rentals for people who work in town, which is the whole point of the Area Structure Plan.
Palliser condos for sale: buildings and prices
There is one resale building of note and several projects that are not for sale.

For the resale tier, compare against Canmore condos for sale town-wide: at these prices Palliser competes with older downtown buildings and Three Sisters apartments. Read the condo buying guide before you write an offer on a 2009 building. The reserve fund study matters more than the finishes.
Short-term rentals in Palliser: check the unit’s zoning
The Canmore Land Use Bylaw, as consolidated in July 2026, permits Tourist Home in only three residential districts, Silvertip’s STR-1 Residential Low Density and STR-2 Comprehensive Residential, plus the R4 TSMV district on parcels identified for it in the Three Sisters Village Area Structure Plan. None of the Palliser direct-control districts, the affordable and attainable housing apartment districts, the Moustache rental apartment district, the Palliser Lane perpetually affordable housing district or the Palliser Trail spa district, lists Tourist Home as a permitted or discretionary use. Since March 11, 2025 tourist home has been removed as a permitted use for new properties everywhere in town. Existing tourist homes are grandfathered, and the bylaw lists the districts where one may continue: none of them is in Palliser. The Town's 2025 assessment roll backs this up: no property on Palliser Lane or Palliser Trail is assessed in the Tourist Home class. Treat every Palliser unit as residential and confirm the land use district for the specific unit with the Town.
If a unit does carry tourist-home status, remember it is taxed at the non-residential municipal rate, 0.832% of assessed value all in, about 1.8 times a primary residence, whether or not you rent it. Run any candidate through the tourist-home ROI calculator with that tax in the model.
What the Palliser Trail Area Structure Plan is bringing
The 2023 plan replaced a 2000 plan written for the Alberta Social Housing Corporation and sets out a mixed-use neighbourhood with residential buildings of three to six storeys, commercial space, civic uses and protection for the wildlife corridor.
- Plan area
- ≈ 23 ha
- Land owned by Canmore Community Housing, the Town and the Province (ASP, 2023)
- 1651 Palliser Trail
- 120 rental units
- Approved April 17, 2026, with ground-floor commercial (Town of Canmore)
- Moustache Lands study
- 270 rental units
- Feasibility concept: four buildings with retail (Town Housing Action page)
For an owner at 300 Palliser Lane, that means years of construction and a lot of new rental supply next door.
Sun, winter and getting around
Palliser is on the north side of the valley on the lower bench, so it keeps winter sun far better than the south-side neighbourhoods; a south-facing unit at 300 Palliser Lane looks straight at the Three Sisters and Ha Ling. The trade-off is highway noise, which is audible from some balconies. Roam’s free Route 12 is branded “Palliser” and links the area to downtown; the Trans-Canada interchange is a two-minute drive, which matters for a Calgary commute.
Who Palliser suits, and who it doesn’t
- Buyers who want a sunny, south-facing two-bedroom under $650K in Canmore
- Calgary weekenders who value highway access over walking to Main Street
- Long-term rental investors: workforce demand is strong and the area is built for it
- Short-term rental investors: nightly rental is unlikely to be legal here
- Buyers who want quiet: the highway and years of construction are next door
- Walkers: Main Street is a bus ride or a drive
Palliser vs Silvertip vs Benchlands
| Palliser | Silvertip | Benchlands | |
|---|---|---|---|
| Location | Lower bench by the highway interchange | Upper slope around the golf course | Bench above the highway, east of Palliser |
| Housing | 2009 condos, purpose-built rentals | Estate homes, villas, some tourist-home districts | Detached and townhomes |
| Short-term rental | Check the unit; likely residential | Two residential districts allow tourist homes (existing stock only) | Residential only |
| Entry price | Condos from the high $500Ks | Mostly $2M+ | Mid to upper-mid |
| Winter sun | Good | Longest in town | Good |
What this means if you’re buying
If you want a sunny two-bedroom condo in Canmore with highway access and a price under $650K, Palliser is a legitimate answer. If you want nightly rental income, it almost certainly is not, and the way to know is a zoning letter, not a listing remark. Budget for a 2009 building’s reserve fund, accept construction noise for a few years, and model the numbers as a long-term rental or a personal-use condo rather than a tourist home.

Frequently asked
Where is Palliser in Canmore?
Palliser is in the northern part of Canmore, off Palliser Trail and Benchlands Trail near the Trans-Canada Highway interchange, below Silvertip. The Palliser Trail Area Structure Plan area is about 23 hectares bordered by Silvertip Resort and the Lower Silvertip Wildlife Corridor to the east and the highway to the west, with land owned by Canmore Community Housing, the Town and the Province.
Are Palliser condos tourist-home zoned?
No. None of the Palliser land use districts in the Canmore Land Use Bylaw (consolidated July 2026) lists Tourist Home as a permitted or discretionary use. Among residential districts only Silvertip’s STR-1 and STR-2 permit tourist homes, plus the R4 TSMV district on parcels identified in the Three Sisters Village Area Structure Plan, and since March 11, 2025 no new tourist homes are permitted anywhere in town. Ask for the Town zoning letter and development permit for the specific unit before you assume nightly rental is legal.
How much do Palliser condos cost?
At 300 Palliser Lane, two-bedroom units of 725–863 sq ft listed at $574,000 and $629,000 in August 2026 (Zolo). The building was completed in 2009 and offers one- to three-bedroom apartment-style condos. The new rental buildings on Palliser Trail and Palliser Lane are not for sale; they are purpose-built long-term rentals.
What is being built in Palliser?
A 120-unit rental building with ground-floor commercial at 1651 Palliser Trail (Higher Ground) was approved on April 17, 2026. The Town lists more than 100 purpose-built non-market rentals at 100 Palliser Lane through Canmore Community Housing. A redesignation at 1351 Palliser Trail for employee housing, tourist accommodation and retail was under review in 2026, and a feasibility study on the Moustache Lands proposed four buildings with 270 rental units.
Does a Palliser condo pay the Livability Tax?
Only if no owner on title is an Alberta resident and nobody lives there as a primary residence for 183 days a year. A Calgary owner’s weekend condo is exempt under the 2026 provincial rules; an Ontario owner’s identical unit is not, unless a long-term tenant lives there. Every owner must file the primary-residence declaration by December 31.
