Canmore price per square foot is the number buyers reach for when they want a single figure to settle an argument. It is also the number most likely to mislead them, because the four markets people compare (Canmore, Banff, Cochrane and Calgary) publish different data, measure different things, and in Banff's case are not even selling the same kind of ownership. Here are the figures with their sources, followed by an honest account of what they do and do not tell you.

How the per-square-foot estimates were produced: by dividing listing prices by the floor areas stated on the same listings, across the current inventory in each market in August 2026. They are estimates drawn from asking prices, not verified sold data, which is why they are given as ranges and labelled as ours rather than presented as published statistics. CREB publishes benchmark prices, not per-square-foot rates, which is why Calgary has no comparable figure here.
What the benchmark data says
CREB's July 2026 release is the most rigorous number in this comparison because a benchmark price tracks a consistent typical home rather than whatever happened to sell:

The direction matters as much as the level. Calgary and Cochrane prices were falling year over year in mid-2026 while Canmore's held. That divergence is the real story. These are not one market with a mountain premium bolted on.
Canmore versus Calgary
The cleanest way to see the gap: Calgary's typical detached home carried a benchmark price of $743,900 in July 2026. In Canmore that figure buys a one- or two-bedroom condo. Zolo put the average Canmore condo asking price at about $847,000 in August 2026: a two-bedroom averaging $806,000, a one-bedroom $666,000. Canmore versus Banff
Banff appears cheaper per square foot, and this is where the number becomes actively misleading. You cannot buy land in Banff National Park, land is leased from Parks Canada. Leasehold properties cannot be used as secondary or vacation homes, and anyone living in one must meet Parks Canada's eligible-residency criteria: primary employment in the park, operating a park business, qualifying retirees, full-time students, certain historic lessees, and their spouses and dependants.
So the Banff figures describe a restricted market with a small buyer pool. Zolo showed just 18 homes for sale in Banff in August 2026 against 158 in Canmore. A market that thin produces volatile averages, Banff's median list price sat at $2.0M and its detached median at $3,825,000, well above Canmore, while its condos at a $895,000 median sat close to Canmore's. Canmore versus Cochrane
Cochrane is the genuine alternative for buyers priced out of Canmore, and roughly 15 to 20% of first-time buyers end up widening their search to Cochrane or Calgary. The trade is stark: a median sale price of $520,000 against Canmore's $1,110,000, and detached homes at a $699,900 median against Canmore's $2,147,000 median asking price.
What you give up is the thing you came for. Cochrane is roughly an hour from the mountains rather than in them, and it is a suburban market where new-build supply responds to demand, which is why its detached benchmark was falling in 2026 while Canmore's held. What the number leaves out entirely
Four things that decide value in this valley and never appear in a dollar-per-foot figure:
- Zoning. A tourist-home unit and an identical residential unit next door have different incomes, different tax classes and different prices. The Town's 2026 tourist home rate is 0.0083179 against 0.00456554 for primary residential.
- Land. In South Canmore the lot is frequently worth more than the house on it.
- Aspect. Winter sun is a permanent feature and buyers pay for it.
- Carrying costs. Condo fees, and for out-of-province owners the Livability Tax at roughly 0.377% of assessed value a year.
What this means if you're buying
Pick your market on what you actually want, then use per-square-foot only within it. If your goal is mountain access and you can carry Canmore, the Calgary comparison is not decision-useful. You are buying a different product. If the budget genuinely does not stretch, Cochrane at roughly a third of the cost per foot is the real alternative, and Banff is not an alternative at all unless you qualify to live there. And whichever market you land in, price the annual carrying cost alongside the purchase price, because in Canmore that is where out-of-town buyers get caught out.
