Short answerCadence Pond Canmore is a four-storey, 70-residence condominium by Stone Creek Resorts beside the 6th hole of the Silvertip golf course, designed by NORR and built by Traugott Construction. Ground was broken in August 2026 with occupancy expected in the second quarter of 2028. The developer markets it as zoned for tourist accommodation, with units from 525 to 1,966 sq ft and reported prices from $599,000 to over $2.4 million.
Key takeaways
  • Seventy residences in one four-storey building, 16 floor plans from 525 to 1,966 sq ft, one to four bedrooms (the developer's resources page and the Calgary Herald). Occupancy is expected in Q2 2028.
  • The developer's wording is "zoned for Tourist Accommodation". That is a marketing phrase; the Town's land use terms are Tourist Home and Visitor Accommodation, and which one the development permit grants decides the tax class and what you may do with the unit.
  • Silvertip's STR-1 and STR-2 districts are among the only residential districts in Canmore where Tourist Home is still a permitted use after the 11 March 2025 bylaw change, which is why a new tourist-use building can be built here at all.
  • Prices were reported in September 2026 at $599,000 to over $2.4 million; the developer's page showed 62 of 70 sold on 24 October 2026. Nothing is on the assessment roll yet, so there is no assessed value to compare.
  • A new condominium carries 5% GST at these prices with no new-housing rebate, and a unit run as a short-term rental may be treated as commercial for GST; confirm the treatment before the deposit, not at closing.

Cadence Pond Canmore is what the developer calls Silvertip's "long-awaited luxury condominium community": 70 residences in a single four-storey building beside the 6th hole of the golf course, developed by Stone Creek Resorts, designed by NORR and being built by Calgary's Traugott Construction. Ground was broken in August 2026 and the developer expects owners to take occupancy in the second quarter of 2028. It is marketed as "zoned for Tourist Accommodation", which is the phrase that has sold most of it, and the phrase that needs the most checking.

What Cadence Pond Canmore is, and who is building it

The developer's own page is sparse: 70 residences in one- to four-bedroom layouts, "beside the 6th hole", a groundbreaking dated 18 August 2026 and a sales counter that read 62 sold and eight remaining on 24 October 2026. The detail comes from the Calgary Herald's coverage of the groundbreaking in September 2026, which the developer links to: a four-storey building, 16 floor plans from 525 to 1,966 sq ft with an average of about 985 sq ft, one to four bedrooms and up to three bathrooms, nine-foot ceilings, large balconies, and an "Alpine Modern" exterior of heavy timber, Rundle stone and Hardie board.

Stone Creek Resorts is the company that acquired the 600 acres that became Silvertip more than thirty years ago, owns and operates the resort and golf course, and is selling the Mountain Tranquility homesites. Its president, Shauna Dudding, and founder Guy Turcotte spoke at the groundbreaking. The master plan still carries hotels, a Nordic spa, employee housing, a pedestrian village and a proposed gondola, none of which has a published date; the Silvertip Canmore guide sets Cadence Pond in that wider plan.

Zoned for tourist accommodation: what that does and does not mean

Canmore's Land Use Bylaw does not have a use called "tourist accommodation". It has Tourist Home, a dwelling that may be lived in, rented long term or rented nightly, and Visitor Accommodation, which is hotel-style stock that may be rented nightly but not lived in as a residence. The two are assessed differently and taxed differently, and the plain-language comparison of tourist home, residential and visitor accommodation sets out the consequences unit by unit.

Silvertip matters here for one reason. Since 11 March 2025 an existing residential property in Canmore's established neighbourhoods cannot gain Tourist Home use, so the supply of homes that can be lived in and rented nightly is a fixed pool almost everywhere in town. Under the Land Use Bylaw, Tourist Home remains a permitted use in only a handful of residential districts, Silvertip's STR-1 and STR-2 among them (see the Silvertip guide and the bylaw itself in the sources). Cadence Pond sits inside the resort, which is why a brand-new building can be sold on nightly-rental flexibility at all, and why the Canmore tourist home zoning guide treats Silvertip as the exception to the town's rule.

What the marketing does not tell you is which of the two uses the development permit actually grants, and that is the question to put to the Town's planning department with the permit number. If the units are Tourist Home, an owner can occupy one full time, and the 2026 tax rate on a tourist home is 0.832% of assessed value. If they are Visitor Accommodation, full-time residence is not permitted and the non-residential rate of 0.957% applies. A unit that becomes someone's primary residence is taxed at 0.457%. On a unit assessed at $800,000, those three outcomes are roughly $3,660, $6,660 and $7,660 a year. The press coverage says owners may use a unit as "a full-time residence", which points to Tourist Home, but a journalist's paraphrase is not a permit.

Nothing at Cadence Pond is on the assessment roll yet

The Town assesses a condominium once the plan is registered and the units are complete, so there is no 2026 assessed value, no class code and no tax bill to look at for any unit here. Every figure a buyer is shown before 2028 is a projection. The 24 buildings in the Canmore condo buildings table have their title counts read from the roll; this one will join it when it appears.

The numbers that are published, and the ones that are not

The table separates what the developer and the press have stated about the Cadence Pond Silvertip project from what nobody has.

Published: the unit count, the size range, the floor-plan count, the reported price range, the sales counter, the amenities and the occupancy target. The Herald describes a wellness floor with cardio and strength areas, ballet barres, a cedar sauna and an outdoor hot tub on a stone terrace, and a residents' lounge, the Lionel Lounge, with an outdoor terrace. Views are described toward the Three Sisters and across the course to Mount Lady Macdonald.

Not published by the developer, as of October 2026: the condominium plan, the storage, the deposit structure, the terms of the Silvertip Rental Management Program (the split, the minimum owner-use, the exclusivity), and whether the sales contract allows assignment before completion. Each of these is a number a buyer in an existing building can read off the documents; here they have to be asked for in writing. The guide to new construction condos in Canmore covers what a pre-construction contract should pin down and what happens when the completion date moves.

One cost is near-certain. A new condominium is subject to 5% GST on the purchase price. The long-standing new-housing rebate is nil above $450,000, so most buyers here pay the full amount; the exception is the First-Time Home Buyers' GST Rebate (Bill C-4, 2026), which returns the GST on a new primary residence up to $1 million, and would apply only if the unit is Tourist Home, you are a first-time buyer and you live in it. The GST on a new home in Canmore post sets out both. If the unit is bought to run as a short-term rental, the GST treatment can differ again, because the Canada Revenue Agency may regard it as commercial property rather than a residence; that cuts both ways on input credits and on the eventual sale, and it is a question for an accountant before the deposit is paid rather than at closing.

How Cadence Pond compares with Canmore's existing tourist-use buildings

The nearest comparison is not another Silvertip building, because there is none; it is the Spring Creek tourist-home lodges and the Bow Valley Trail hotel condos. On the 2026 roll, Rundle Cliffs Lodge's 55 tourist-home titles carry a median assessment of about $1.21 million, White Spruce Lodge's about $1.56 million, Timberstone Mountain Lodge's about $1.35 million; the hotel-condo buildings on Kananaskis Way mostly sit between $580,000 and $950,000. Cadence Pond's reported range, $599,000 to over $2.4 million, spans both groups, which is consistent with a plan mix that runs from a 525 sq ft one-bedroom to a 1,966 sq ft three-bedroom.

The differences a buyer should weigh: the Spring Creek lodges are a short walk from Main Street and Cadence Pond is a drive; the lodges have two to seventeen years of operating history, condo-fee history and resale history, and Cadence Pond has none; and the lodges' designation is settled on the roll while Cadence Pond's is a permit to be read. In exchange, a buyer gets the golf course, the sunniest slope in town, new-build finishes and a developer-run rental program on site. Run both cases through the tourist-home ROI calculator with the higher tax class and a realistic management split before deciding the premium is worth it.

Three documents to ask for before you reserve a unit

The development permit (use, number of units, parking), the draft condominium plan or disclosure statement (what you own, what is common property, the projected fee), and the rental management agreement if you intend to rent nightly. A sales office that cannot produce all three is telling you the building is earlier in its life than the brochure suggests.

What this means if you are buying

Cadence Pond Canmore is a credible project from the developer that built the resort around it, in one of the few places in town where a new tourist-use building is still possible, and it has sold quickly on that fact. The decision is not whether the location is good; it is whether you are comfortable paying 2028 money on 2026 projections with the use, the fee, the parking and the rental terms still to be confirmed in writing. Get the permit and the plan, model the tax at 0.957% until the Town tells you otherwise, and compare the result with an existing Spring Creek lodge where every one of those numbers is already known. If Cadence Pond Canmore still wins on that basis, buy it for the right reasons.

Frequently asked

Where exactly is Cadence Pond in Canmore?

On the Silvertip side of the valley, north of the Trans-Canada, beside the 6th hole of the Silvertip golf course. MLS® listings give the building's address as 300 Mountain Tranquility Gate, Canmore T1W 1G1; the resort's own address is 2000 Silvertip Trail. The Silvertip Canmore guide covers the neighbourhood, its sun exposure and its short-term rental districts.

Can you rent a Cadence Pond unit nightly?

The developer markets the building as zoned for tourist accommodation and offers the Silvertip Rental Management Program for owners who want to rent short term. What a specific unit may legally do depends on the land use district and the development permit, and nightly rental in Canmore also needs a Town business licence per unit. Get the permit and the district from the Town before you rely on the marketing.

What do Cadence Pond condos cost?

The Calgary Herald reported a range of $599,000 to over $2.4 million in September 2026, across 16 floor plans from 525 to 1,966 sq ft. Silvertip's own site publishes no price list. The eight units the developer still showed on 24 October 2026 are one- to three-bedroom plans of 602 to 1,107 sq ft; the largest plans have sold, and individual units are now listed on MLS®.

When will Cadence Pond be finished?

Stone Creek Resorts broke ground in mid-August 2026, which its site dates 18 August, and press coverage gives expected occupancy in the second quarter of 2028. Pre-construction timelines move; a purchase contract should set out what happens to your deposit if the date slips.

How will a Cadence Pond unit be taxed?

It is not on the 2026 assessment roll, so nobody knows the class yet. If the Town assesses it as a tourist home the 2026 rate is 0.832% of assessed value; if as visitor accommodation, 0.957%; a unit occupied as someone's primary residence would be 0.457%. On an $800,000 unit that is the difference between about $3,660 and $7,660 a year, which is why the class matters more than the view.
