The Tamarack Canmore is the building that shows how Spring Creek's tourist-home rules work in practice. The developer describes it in one phrase, residential with tourist home permitted use, and the Town of Canmore's 2025 assessment roll agrees: of the 84 titled parcels at 1012 Spring Creek Drive, 81 are assessed Tourist Home and the other three are commercial. It is two buildings rather than one, the Lofts and the Residences, and it faces the plaza that the neighbourhood was planned around, which is the reason it commands attention from buyers who want a walkable base with income between visits.

What the Tamarack Canmore is, and what the roll shows

Condominium plan 2210076 was registered in 2022, making the Tamarack one of the newest completed lodges in Spring Creek. The developer marketed it on Spring Creek Gate, facing the Beat, the square with a summer water feature and a winter skating pond, a cafe and a grocery-restaurant; the assessment roll carries the titles at 1012 Spring Creek Drive. The two addresses describe the same buildings. Units run from one to four bedrooms across the two structures, with geothermal heating and cooling, an exercise space, a spa hot tub and heated underground parking, and the developer reports all 81 condominiums sold.

The roll's split, 81 Tourist Home and three Non-Residential commercial, is as clean as a Canmore building gets. The Spring Creek guide lists which of the neighbourhood's lodges carry the designation; the Tamarack, White Spruce, Rundle Cliffs and Timberstone do, and Jack Pine, Glacier Rock and Creekstone do not.

Is nightly rental permitted at the Tamarack

Yes, on the 81 tourist-home titles, with a Town of Canmore business licence per unit at $150 a year and the number shown in advertising, subject to whatever the condominium's bylaws say; read them, because a corporation can restrict what zoning allows. Since 11 March 2025 a residential unit in Canmore cannot be converted to tourist-home use, so the Tamarack's designation is a fixed asset that a residential lodge cannot acquire. Owners who will only ever live there can convert to residential, fee-free until 31 December 2026, and lower the tax rate permanently; income owners should not.

Who the Tamarack suits

A buyer who wants the lowest entry point to a Spring Creek tourist home and does not mind a busier, plaza-facing building. An investor who values a new building, a clean class split and walkability over quiet. A full-time resident who wants a loft or a one-bedroom downtown and accepts the tourist-home rate. It does not suit a buyer who needs high-ratio financing on a rented unit.

Financing a unit at the Tamarack

The Tamarack, Spring Creek's plaza building, has the neighbourhood's widest spread of unit sizes, and financing follows the price band. A loft or one-bedroom at the lower end is the most financeable tourist home in Spring Creek for an owner who will live in it, with conventional lending available at standard down payments. Bought to rent nightly, the same unit cannot be CMHC-insured and needs 25% to 35% down and a lender that accepts short-term rental income. Because the plan covers two buildings, the lender will read the condominium's cost allocation between the Lofts and the Residences; have it ready.

Getting around from the Tamarack

The Tamarack's position is the plaza itself, which means the neighbourhood's cafe, grocery-restaurant and skating pond are outside the door and Main Street is a five-minute walk across Policeman's Creek. The Spring Creek trail system connects to the Bow River loop without crossing a road. Roam Transit's local routes stop within a few minutes' walk for the trip to the Nordic Centre or the highway hotels, and the drive to Banff is about twenty minutes, to Calgary about an hour in summer and longer when the highway is icy. For a nightly-rental owner that walkability is the product; for a resident it is the reason to accept the plaza's summer noise.
