It is also the most expensively assessed of the neighbourhood's tourist-home lodges, which follows from the suite sizes and the age.

The building is a four-storey lodge of 49 suites completed in 2019, on condominium plan 1911938. The developer lists it at 1309 Spring Creek Gate, the address of the Spring Creek sales centre; the assessment roll carries the titles at 905 Spring Creek Drive. Both refer to the same building, which sits a short walk from Main Street between the two creeks. Suites are two- and three-bedroom, roughly 1,600 to 1,745 square feet on the developer's resale listings, with two bathrooms, rock fireplaces, quartz kitchens, hardwood floors and spa-style ensuites. Shared amenities are an outdoor hot tub, an exercise room, a private courtyard, storage and bicycle parking, and heated underground parking, with geothermal in-slab heating and cooling throughout.
On the roll, the classes are 46 Tourist Home, two primary residential and one residential. The Spring Creek guide lists the neighbourhood's lodges and which ones carry the designation; White Spruce, Rundle Cliffs, the Tamarack and Timberstone do, and most of the others do not.
Is nightly rental permitted at White Spruce Lodge
Yes, on the 46 tourist-home titles, with a Town of Canmore business licence per unit at $150 a year and the number shown in every advertisement. The condominium's own bylaws may add rules of their own, so read them. Since 11 March 2025 a residential unit in Canmore cannot be converted to tourist-home use, so the designation here is a fixed asset; an owner can give it up by converting to residential, fee-free until 31 December 2026, but no one can add it back.

Who White Spruce suits
A buyer who wants a large, recent, walkable second home with the option of income, and who will pay the neighbourhood's highest tourist-home assessments for it. A full-time resident who wants a building with a hot tub and underground parking and accepts the tourist-home tax rate for the flexibility. It does not suit a buyer who needs high-ratio financing on a rented unit, which cannot be insured.
Financing a unit at White Spruce
Because White Spruce carries the neighbourhood's highest tourist-home assessments, the down payment is the number to settle first. An owner-occupied tourist home can usually be financed conventionally; a unit bought to rent nightly cannot be CMHC-insured, which means 25% to 35% down on a purchase that may exceed $1.5 million at the top of the building. Lenders will want the condominium documents and, if it is managed, the management agreement, and most will count only a fraction of projected short-term rental income.
