A second-home owner who wants weeks in the valley without running a rental themselves. It does not suit a buyer who wants quiet, or one who needs high-ratio financing on a rented unit.

Timberstone, Canmore's newest tourist-home lodge, is bought almost entirely as an income property, and lenders treat it that way. Expect 25% to 35% down, no CMHC insurance on a rented unit, and a lender that will count some but not all of the managed rental income. The furniture package is not financeable in the ordinary sense, so it comes from equity. On the other side of the ledger, a 2024 building with a first reserve fund study and a professional manager is a clean file, and Timberstone Lodge, Canmore's most recent Spring Creek addition, has recent sales inside the building to appraise against.

Getting around from Timberstone

A guest at Timberstone can spend a weekend without touching a car, which is the whole commercial case for the building. Coffee and groceries are on the square outside, downtown restaurants are a short walk across the creek, and the trail network starts at the plaza and reaches the river. Skiers and hikers drive: Banff's gates are close, the Nordic Centre and the Three Sisters trailheads are minutes away, and Roam's buses cover the corridor for anyone who would rather not. That car-free weekend is why plaza units hold occupancy through the shoulder months when the highway hotels empty out, and it is the thing to put first in a listing.
