Can You Airbnb a Property in Canmore? Rules, Licences and Taxes
You can Airbnb in Canmore only from a tourist-home or visitor-accommodation property, and only with a business licence. The rules, set out in full.

You can Airbnb in Canmore, but only in a small and now fixed slice of the housing stock. Whether nightly rental is legal for a given property has nothing to do with the building's age, its location or how discreet you plan to be. It comes down to the Land Use Bylaw designation on title and a business licence from the Town. Get those two things right and short-term rental is straightforward. The Town recognises three accommodation types, and only two of them may host guests for short stays.

The Town is blunt about the residential category: a residential dwelling "may NOT be promoted on short-term commercial listing sites such as AirBNB." The only carve-out is a licensed bed and breakfast offering up to three rooms in an owner-occupied home.

The 2025 rule change that closed the door
On 11 March 2025 Council removed Tourist Home as a permitted or discretionary use across several land use districts and two area redevelopment plans. Existing tourist homes continue as legal non-conforming uses; new ones are no longer approved in those districts. Practically, that means you cannot buy a residential condo and apply to make it a tourist home. The business licence
Every tourist home and visitor accommodation operated as a short-term or vacation rental needs a valid Town of Canmore business licence, one per individually titled property. Operating without one is a penalty under Bylaw 2015-02.

Council extended the requirement to Canmore's roughly 1,500 visitor accommodation units in September 2025. At the time, 1,452 individual visitor-accommodation tax rolls were covered by just 389 business licences, and the Town expected more than 800 new visitor accommodation units within three to four years.
The taxes you will actually pay
Property tax. Tourist homes are assessed in Class 21 and taxed at the non-residential municipal rate. Under the 2026 Rate of Taxation Bylaw the total tourist home rate is 0.832% of assessed value against 0.457% for a primary residence: about $8,318 a year on a $1 million assessment instead of $4,566. Alberta tourism levy. The levy applies to stays under 28 consecutive days. It was 4% of the purchase price of accommodation for bookings made before 1 April 2026 and is 6% for bookings after 31 March 2026. Airbnb and Vrbo collect and remit it when they process payment; if you take direct bookings, you collect and remit it yourself.
GST. Once short-term rental revenue passes $30,000 in four consecutive quarters you must register and charge GST. Registering voluntarily before purchase can let you claim input tax credits on the purchase price, but it also makes your eventual sale taxable, a trade-off worth a conversation with an accountant before you sign.
Income tax. Since 2024 the Canada Revenue Agency denies expense deductions for non-compliant short-term rentals: properties in places where short-term rental is not permitted, or that do not meet all municipal registration, licensing and permit requirements. The denied amount is prorated by the number of non-compliant days in the year. An unlicensed Canmore Airbnb does not just risk a Town fine.
