Canmore Airbnb Income: How Much Does One Actually Make?

Canmore Airbnb income from three market-data vendors: nightly rates, occupancy and revenue, plus the cost stack that shrinks a $75,000 gross.

Updated August 27, 2026Canmore Properties editorial team5 min read
Short answerCanmore Airbnb income averages between $64,000 and $96,000 gross a year across three short-term rental data vendors, for trailing-twelve-month periods reported in 2026, on average daily rates of $309 to $339 and occupancy of 56% to 80%. Those are gross figures. Management, cleaning, the non-residential tax rate and the business licence typically absorb 40% to 55% of them.
Key takeaways
  • Vendor estimates for average Canmore revenue range from $64,355 (AirROI) to about $96,000 (Airbtics). The spread is a definition problem, not a data error.
  • Average daily rate sits around $309 to $339; occupancy estimates vary far more widely, from 56% to 80%.
  • The gap between the median and top-quartile operator is large: AirROI puts median monthly revenue at $5,384 and the top 25% at $7,811 or more.
  • Tourist homes pay 0.832% of assessed value in 2026 property tax, roughly $8,300 on a $1M assessment.
  • Budget 25% to 30% for management, plus cleaning, utilities, insurance, furnishing and the $150 licence.

Canmore Airbnb income is one of the most-searched numbers in this market and one of the least consistently reported. Three vendors track it, all three publish different figures, and none of them subtracts what it costs to run the place. Here are the current numbers with their sources and periods, an honest explanation of why they disagree, and the cost stack that decides whether a Canmore tourist home actually pays.

What the three vendors say about Canmore Airbnb income

VendorPeriodAvg annual revenueADROccupancyActive listings
AirROIAug 2025 – Jul 2026$64,355$33955.9%1,894
AirDNATrailing 12 mo. To Jul 2026$72,000$30971%2,516
AirbticsFeb 2025 – Jan 2026CA$96,000 (median)CA$32180% (median)2,115

The nightly rates agree closely, everything lands between $309 and $339. Occupancy and revenue do not, and the reason matters: each vendor counts a different listing universe. A dataset that includes listings available only part of the year drags average revenue down; one reporting a median of actively booked listings pushes it up. Neither is wrong. They are answering slightly different questions.

The usable takeaway: a well-run, well-located Canmore tourist home grosses somewhere in the $65,000 to $95,000 range. Treat anything above that as a top-decile result, not a plan.

The spread within the market matters more than the average

AirROI publishes performance tiers for Canmore, and they show how wide the income gap between operators is:

Top 10% of listings
$11,381+/mo
90%+ occupancy (AirROI, Aug 2025–Jul 2026)
Median listing
$5,384/mo
62% occupancy
Bottom 25%
$3,416/mo
41% occupancy

The top decile earns more than three times the bottom quartile in the same town, in the same year. Location, bedroom count, photography, pricing discipline and review history explain most of that gap, and location starts with which buildings hold nightly-rental rights at all. When you model a purchase, model the median, and treat the top tier as what good execution might earn you in year three.

Some useful texture from the same dataset: two-bedroom units are the most common configuration at 42.6% of supply, average length of stay is 3.7 nights, 95% of listings charge a cleaning fee averaging $144, and August is the strongest revenue month while November is the weakest.

The cost stack

Here is what comes out of gross Airbnb income on a typical Canmore tourist home. Percentages are of gross revenue.

CostTypical rangeNotes
Property management25–30%Full-service nightly management; self-managing trades this for your time
Cleaning and turnover8–12%Average cleaning fee charged is $144 per stay; guests often cover part
Property taxVaries0.832% of assessed value in 2026, about $8,300 on a $1M assessment
Condo feesVaries by buildingTourist-home buildings often carry higher fees for amenities and reserves
Utilities and internet4–7%Higher than a long-term rental; guests do not conserve
Insurance2–4%Commercial or short-term rental policy, not a standard homeowner policy
Business licence$150/yrPlus the licence number in every advertisement
Furnishing and replacementAmortisedA full furnishing package up front, then ongoing wear

Add it up and 40% to 55% of gross revenue is gone before the mortgage. Alberta's tourism levy sits on top of the guest's bill rather than yours, 6% for bookings made after 31 March 2026, and is collected by the platform when it processes payment.

What is left, in practice

Take the middle of the Canmore Airbnb income range, $75,000 gross, on a tourist home assessed at $1 million:

  • Management at 27%: −$20,250
  • Cleaning, utilities, insurance: −$12,000
  • Property tax at the 2026 tourist home rate: −$8,318
  • Condo fees at $600 a month: −$7,200
  • Licence, software, supplies: −$1,000

That leaves roughly $26,000 before mortgage payments and before any furnishing amortisation, on an asset that also carries a purchase premium for its zoning and needs 20% or more down because it will not qualify for default insurance. Whether that works depends entirely on your entry price and leverage, which is what the Canmore Airbnb calculator is built to test. The down payment side of it is covered in the Canmore STR mortgage post.

How it compares to renting long-term

A Canmore two-bedroom averaged $2,446 a month in 2025 according to the Alberta Regional Dashboard, up 7.8% year over year, roughly $29,000 gross annually. That is well under half the short-term figure, but it comes with the residential tax rate rather than the non-residential one, no management fee anywhere near 27%, no furnishing, and no vacancy anxiety in November. Long-term rental investing in Canmore runs that comparison properly.

What this means if you're buying

Start from the median, not the marketing. Model Canmore Airbnb income of $65,000 to $75,000 gross for a well-located two-bedroom tourist home, subtract 45% for operating costs, add the 2026 tourist home tax rate at the actual assessed value of the unit you are considering, and only then look at the mortgage. If the deal only works at top-decile revenue, it does not work. And before any of this, confirm the property is genuinely zoned for nightly rental, whether you can Airbnb it at all is decided by the Land Use Bylaw, not by the listing. Verified stock is on the tourist homes for sale page.

Frequently asked

How much does a Canmore Airbnb make per year?

Vendor averages for 2026 range from $64,355 (AirROI, August 2025 to July 2026) to $72,000 (AirDNA, through July 2026) to about CA$96,000 (Airbtics, February 2025 to January 2026). The differences come from which listings each vendor counts and whether part-year listings are included. Treat $65,000 to $95,000 as the realistic band.

What is the average nightly rate for a Canmore Airbnb?

Between $309 and $339 depending on the vendor and period, AirDNA reported $309, Airbtics CA$321 and AirROI $339 in their 2026 updates. Rates peak in the summer and over the winter holidays, and August is the highest revenue month according to AirROI.

What occupancy do Canmore short-term rentals achieve?

Estimates span 56% to 80%. AirROI reported 55.9% and AirDNA 71% for trailing periods ending July 2026, while Airbtics reported a median of 80% for February 2025 to January 2026. AirROI's own tiers show the spread within the market: 41% for the bottom quartile and above 90% for the top 10%.

What costs come out of Canmore Airbnb revenue?

Property management at roughly 25% to 30% of revenue, cleaning between stays, utilities, insurance, condo fees, the $150 business licence, furnishing and replacement, and property tax at the non-residential rate. Together these commonly consume 40% to 55% of gross revenue before mortgage payments.

Is a Canmore Airbnb better than a long-term rental?

Gross revenue is far higher, but so are costs, tax and volatility. A Canmore two-bedroom rented long-term averaged $2,446 a month in 2025, about $29,000 a year with minimal management cost and the residential tax rate. Short-term makes sense when the property is already tourist-home zoned and you accept the operating load.
